Las Brisas is a 275-unit Residential Condominium Corporation located in Ottawa’s Viscount Park.
We are urgently seeking a live-in Building Superintendent who is energetic, responsible, detail-oriented and hard-working. You will be the point of contact in the building and supervise an Assistant-Superintendent and cleaning staff. This position is a full-time, live-in position. A two-bedroom suite will be provided. The Building Superintendent is an employee of the Condominium Corporation and an integral member of the community. On completion of the initial three-month probation period, the Building Superintendent will be a permanent employee of the Corporation.
Responsibilities include:
- Oversee the cleaning staff and assistant-superintendent employed by the condominium to ensure they are following their job descriptions
- Cleaning all the common areas and facilities
- Maintaining the lawn, grounds, garden, outdoor and indoor parking space
- Testing, monitoring, and treating the water quality of the pool
- Monitoring building safety and security
- Performing light repairs and maintenance
- Monitoring and advising the Property Manager on the adherence to regular equipment and utilities maintenance schedules by maintenance and repair contractors
- Providing building and equipment access to maintenance and repair contractors, as directed by the Property Manager, and receiving maintenance reports from such contractors.
- Maintaining a sufficient inventory of cleaning supplies and basic maintenance supply to cover the day-to-day cleaning and maintaining of the building.
- Fill in all logs book in all mechanical rooms as per checklist
- Snow removal of the front and back entrance if needed
- Assist with annual garage cleaning
- Emergency on call 24/7
- Fobs programming
- Security cameras review when needed
- Elevator reservation
- Enforcement of Rules, Policies and Bylaw of the Corporation
- Any other task that may be assigned
An applicant for the position of Superintendent should:
(i) possess a high school diploma; (training in repair and maintenance of plumbing, electrical, heating, air conditioning, pool maintenance and ventilations systems in high-rise buildings is desirable.)
(ii) possess at least three years’ work experience as a building superintendent or in a related field.
(iii) have good literacy and numeracy skills.
(iv) possess good communication skills in English (Communication skills in French or other languages are not required but are desirable).
(v) demonstrate maturity, reliability, and the ability to work independently without a high degree of supervision, to take initiative, to identify and solve problems and to work collaboratively with contractors, service providers, owners, and residents.
(vi) be able to manage conflict with residents, contractors and visitors and find solutions to problems that are satisfactory to all involved.
(vii) possess a general understanding of plumbing, electrical, heating, air conditioning, pool maintenance and ventilations systems in high-rise buildings.
(viii) demonstrate an ability to make minor repairs and adjustments to a high-rise building’s operating systems.
(ix) be physically fit and able to lift safely up to 45 kg.
Hours of Work
Monday to Friday 7:30 a.m. to 3:30 p.m. (with a half-hour lunch break)
Saturday - Sunday 8:00 AM - 12:00 PM on alternating weekends. For a total of 8 paid hours of work on alternate weekends.
On Call Services
The Superintendent must also be reasonably available to respond to common element related emergencies on an on-call basis 24/7 in accordance with the on-call schedule.
On Call hours are alternating weeks.
Compensation:
$55,000 to $60,000 commensurate with experience, plus overtime pay.
