Construction Administrator

The New Home Construction Administrator ensures the success of the Homes Division by creating and adhering to budgets, ordering and inventorying construction materials, verifying home setup is completed according to Lot Fit standards, and managing the Home warranty program for all communities in North Carolina. The NHCA provides on-site support and leadership to the Homes Division and will work closely with the other members of the Division and Department to contribute to the overall success of both. The role will coordinate with General Contractors, Subcontractors, Vendors, and others to support successful project planning, coordination, and execution. Position will also support Corporate and the on-site GM with Architectural Review Committee (ARC) application processes.

Main Responsibilities:

• Manages the project schedule for home setup and building additions
• Responsible as the on-site Purchasing Agent for sourcing and ordering materials for construction projects on homesites, prioritizing quality, affordability, and reliable availability
• Conducts site visits and communicates with Director of Homes on all shortfalls/concerns.
• Works with the Project Manager (PM) to develop standardized part kits for construction of set up and additions.
• Enforces lot fit standards and verifies home set up is executed according to the approved lot fit on file.
• Conducts site walks, verifying completed work is consistent with pay application requests from contractors and others and approves/denies work based on findings.
• Responsible for warranty liaison with the residential buyer from the point of pre close walk through to the end of the 12-month warranty period post-closing.
• This includes the MH warranty process, including the documentations of claims, communication to suppliers, coordination of warranty work, verification of work completed, and approval of invoices as well as coordinating with the SL corporate accounting team to bill-back to the MH companies for any and all warranty work SL performed on their behalf.
• Ensures warranty punch lists are addressed to company satisfaction and completed on time
• Manages the budget for construction materials, and reviews to approves/deny invoices related to job responsibilities
• Monitors the project's daily functions to ensure deadlines and compliance requirements are current and on schedule
• Codes Homes division AX charges/ invoices for GM’s monthly reconciliation
• Works with the Director of Homes to verify invoices, coordinate project schedules, and proactively communicate any issues once identified
• In collaboration with the Home Design Construction Dept. maintains the NC Lot Status Tracker file, ensuring information is accurate and up to date
• Assists the Corporate approval of the company’s ARC process by providing site measurements, clearances, and other valuable site input and recommendations
• Prepares status reports and summaries for communication to the executive team
• A familiarity with software that locates Homes on homesites an advantage, although training will be given so an aptitude to understand the process a distinct advantage.
• Must be able to organize necessary resources, including people, tools, and time to meet tight deadlines and achieve desired results
• Takes initiative to identify potential areas of concern or opportunities to increase productivity
• Participates in regularly scheduled department meetings, via phone or Zoho Meeting.

Job Type: Full-time

Pay: $45,000.00 - $50,000.00 per year
