The Assistant Community Manager, reporting to the Community Manager, plays a crucial role in supporting day-to-day property management operations. This multifaceted position encompasses responsibilities ranging from leasing and resident relations to budgeting, marketing, and vendor relations. The Assistant Community Manager is instrumental in fostering a positive work environment, enhancing the quality of community living, facilitating professional communication, and maintaining high operational standards to meet Avanti Residential's objectives. In the absence of the Community Manager, this role assumes all managerial duties and responsibilities.

What You’ll Do…

Financial Management and Legal Compliance

  • Conduct lease renewals, rent collection, and manage community delinquencies, maintaining detailed notes for files with variances.
  • Process deposit accounting in a timely manner in accordance with local/state laws and ensure ledger accuracy.
  • Review GPR (General Price Rent) and have a full understanding of the PAME (Pre-Accounting Month End), AME (Accounting Month End) process.
  • Process deposit accounting within Avanti policy and in accordance with local/state laws
  • Review and approve Conservice pre-bill with the Community Manager.
  • Perform pre-move-out inspections and initiate necessary legal actions in accordance with state and company guidelines.
  • Staff Management and Operational Support
  • Assist the Community Manager in hiring, training, motivating, and supervising on-site staff to achieve community operational goals.
  • In the absence of the Community Manager, conduct ongoing formal and informal performance evaluations.
  • Assists the community manager in Instructing and advising on-site staff regarding employee procedures and guidelines.
  • Provide overall support to the Community Manager, including but not limited to managing general office operational needs and enhancing efficiency, such as answering phones, filing, ordering supplies, and producing, modifying, or distributing various forms, market surveys, spreadsheets, manuals, and information packages.

Exceptional Customer Service

  • Handle walk-ins from residents, vendors, and prospective residents while maintaining friendly professional relationships.
  • Possess knowledge of required telephone and sales techniques per Avanti Policies. 
  • Represent the company professionally and adhere to Avanti Residential policies and procedures, including Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Local, Federal, and State laws. 

Leasing and Market Analysis

  • Develop a comprehensive understanding of lead response policies, application requirements, screening processes, and rental policies to assist with Leasing Consultant duties as needed.
  • Maintain thorough knowledge of lease terms, specifications, and all community policies.
  • Ensure efficient and timely processing of all required administrative forms, reports, and related information.
  • Handle lease forms, agreements, and rental deposit transactions from start to finish.
  • Properly maintain resident and community lease files.
  • Stay fully informed of current rental rates, unit sizes, locations, and community amenities including strategies, and concessions and have an overall awareness of all leasing policies and guidelines. 
  • Be aware of budgeted strategy, occupancy goals, and market changes on an ongoing basis.

Correspondence and Maintenance Scheduling

  • Maintain and update thorough electronic records of resident insurance certifications within the property management system.
  • Assists when needed in Overseeing building maintenance scheduling and communicates building procedures and information to residents.

Misc

  • Perform other related duties and responsibilities as required, requested by the community manager or Regional Director.

  • Ability to communicate effectively and professionally with writing, phone, and computer.
  • Use of technology including computer software and iPad.

What You’ll Need to Qualify…

  • High School Diploma or GED required.
  • 1 years of Assistant Community Manager Experience preferred.
  • 2 years of property management experience preferred.
