The Position:
We are hiring for an experienced and people-focused Regional Portfolio Manager for our Texas Portfolio of Affinity Living Communities. As the Regional Portfolio Manager, you will be responsible for building a strong rapport with our residents, Community Directors, on-site teams, and Regional Sales Managers. In this role, you will be responsible for the overall leadership of associates and properties in your region while ensuring the maximum revenue potential of the region. Other duties and responsibilities are as follows:
- Manage, lead, develop, and motivate high-performing teams of Community Directors and associates.
- Identify talent in the market; recruit, hire, and onboard to build a cohesive team.
- Provide continual training and performance evaluation of associates.
- Create and maintain a community culture focused on enhancing our residents’ way of life; monitor resident satisfaction and retention across the portfolio.
- Visit properties regularly to provide support and build rapport with on-site teams and residents, verify that properties and units are maintained to Axis Residential standards.
- Stay actively engaged in property operations and evaluate revenue and profit potential across all properties; overhead costs associated with office hours, vendor pricing, maximize rents, etc.
- Promote a relational and authentic environment that positively impacts resident satisfaction and retention.
- Understand and oversee the implementation of key business objectives to ensure value and performance goals are achieved.
- Develop annual operating budgets and achieve budgeted NOI for all properties within the portfolio.
- Ensure the portfolio and individual communities meet operational and financial goals.
- Maintain awareness of current financial status of each asset include project and marketing budgets.
- Keep an active gauge on market conditions and availability; in turn, making strategic recommendations on move-in specials, concessions, etc.
- Regularly review and compile property performance reports, operating statements, financial prelims, budget and variance reports, check registers, delinquency reports, and other financial reports as needed to ensure budgetary control.
- Effectively communicate to accounting department all age trials, bills, move-out forfeitures, and other site deadlines.
- Ensure that the properties and units are kept to the company’s standards, including turnovers, exterior curb appeal, decorating, and cleanliness.
- Maintain property taxes and liability insurance, ensuring they are accurate and funded on time or accrued for.
- Ensure each property is adequately maintaining required forms, leases, documents, resident certifications, invoices, and all other necessary forms, posters, and signs.
- Comply with all company policies/procedures and Fair Housing laws.

What We Are Seeking:

- Prior multifamily property management experience is strongly preferred.
- Understanding of financial statements, budgets, invoicing, etc.
- Excellent communication skills; must be proficient in speaking, reading, and writing in English.
- Strong computer skills, including MS Office, property management software (i.e., Yardi, On-Site), and CRM solutions.
- Associate or Bachelor’s degree preferred, High School diploma or equivalency certificate required.
- Valid driver’s license and insured, operable vehicle.
