Summary
This employee reports directly to the Site Manager and will perform and assist in the work assignments of all requests for repair and maintenance/janitorial tasks generated at the property.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Requirement to regularly talk and hear to communicate with other employees, residents and vendors.
Adheres to priorities established and direction given by the Site Manager. Reports directly to the Site ManagerFollows a work priority system Responds to work orders requested and keeps records in accordance with the BPI Policies and Procedures Manual Assists in completing preventive maintenance requirements per the Preventive Maintenance Chart and keeps records by updating the chart and Preventative Maintenance logAssists in performing "move in and move out" inspections using the BPI Inspection formPerforms periodic night inspection of common areas as directed to detect lighting or security hazards Assists with an annual inspection of unitsFollows a schedule and maintains proper replacement records on items such as appliances, carpets, painting, and floor tileCompletes the administrative section of the work order form with adequate documentation and turns it into Site ManagerOrders maintenance and janitorial supplies and materials (verify accuracy if orders received)Keeps storage and work areas in a neat, safe, and secure conditionPerforms scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manualsKnows water and gas meter shutoffs, all apartment and fixture shutoffs, and sewer cleanoutsSweeps, mops, scrubs, and vacuums hallways, stairs and picks up refuse in all areas assigned on a daily basis
Empties trash and garbage containers in accordance with the weekly schedule
Maintains and performs minor and routine painting, plumbing, and other related maintenance activities for vacant units in a timely manner
Notifies management concerning the need for major repairs or additions to lighting, heating, and ventilating equipment
Notifies management of incidents that may affect the property and or residents (completed a detailed incident report)

Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Able to perform minor repairs to building appliances and fixtures; change locks; replace floor tile; unstop clogged drains; repair or replace plumbing fixtures; patch holes in walls; replace faucet washers; spot paint exteriors; paint building interiors; clean unit interiors and perform janitorial duties
Education and/or Experience
High school diploma or general education degree (GED) or the equivalent of an apprentice program or trade school in the building trades.One year of full-time building maintenance/janitorial experience or experience in a related building trade consisting of repairs, carpentry, minor electrical, minor plumbing, refurbishing, cleaning and heating.
Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling and climbing throughout daily activities.
Duties involve exerting 20 to 50 pounds of force occasionally, and/or 10 to 25
pounds of force frequently, and/or greater than negligible up to 10 pounds of force
constantly to move objects. The employee may infrequently lift and/or move items between 50 and 100 pounds.
The employee must use a ladder to access a roof for cleaning and inspections.
