Job Summary
The Porter is responsible for the maintenance of the grounds and common areas daily. The Porter must represent the company and its relations with residents, employees and local vendors and reflect the attitudes, policies and general personality of the company.
Essential Functions and Responsibilities
- Remove all trash from grounds, building interior, common areas, and loading docks on a daily basis.
- Water trees, plants, shrubs, grass as needed.
- Sweep sidewalks and driveways on regular basis.
- Assist with make-readies and helps maintenance technician if necessary.
- Thoroughly move out trash from apartments upon move out.
- Assist with inventory control and utilization of maintenance materials and supplies.
- Continually inspect property for repairs and improvements and report any found to Community/Property Manager.
- Assist manager and other staff members with work to be done.
- Paint interior and exterior when required.
- Maintain a professional appearance in uniform and display a good attitude at all times. Be aware of personal hygiene and cleanliness while on the job.
- Distribute flyers and letters to residents if necessary.
- Understand the importance of a good attitude and “team spirit”. Work well with other staff members.
- Be cooperative in helping at another site when needed and be flexible to transfer to another property if needed.
- Responsible for keeping the shop clean and in order at all times.
- Responsible for the security of the property at all times. Keeping all keys to the property on his/her personal possession, and refuse to give any unauthorized person “master” keys. Master keys are never permitted to be given to contractors, vendors, or other persons not employed by the Company.
- Must report for work and punch in and out on time. Report any “leave time” to the supervisor.
- Be immediately available in the event of snow.
- Report immediately any incidents or accidents occurring on the site to the Community/Property Manager.
- Be cooperative to Owner’s and Property Manager’s requests.
Qualifications
- One to Five years of experience working as a maintenance professional.
- Experience working in a residential setting is preferred, but not required.
- Must be able to pull/push rolling 1-yard waste container on and off elevator lift
- Ability to read and comprehend simple instructions short correspondence and memos.
- Ability to apply commonsense understanding to carry out simple one or two step instructions.
- Must be able to pass a criminal background check and drug screening
Work Environment and Physical Demands
- Work Environment: While performing the duties of this job, the employee regularly works with hazardous material. The employee may frequently be exposed to extreme heat or cold and is frequently exposed to the risk of electrical shock. The employee works near moving mechanical parts and in high precarious places and is occasionally exposed to fumes or airborne particles. The noise level in the work environment is usually moderate.
- Physical Demands: While performing duties of job, employee is required to stand, walk, sit, use hands to handle objects and documents, reach with hands and arms, talk, and hear. Employees may occasionally lift and/or move up to 100 pounds.
- Vision: Must be sufficient to read reports, instructions, correspondence, and any other written material pertinent to your job.
- Hearing: Must be sufficient to understand a conversation at a normal volume, both in person and by telephone.
- Speech: Must be sufficient to carry on a phone conversation and give clear, concise directions to subordinates.
- Manual Dexterity: Must be sufficient to operate machines, use tools, and make general repairs. Employees may use office equipment such as telephone, computer, computer software, calculator, printer, copier, and facsimile.
- Physical Mobility: Must be sufficient to move around in office and properties including climbing stairs, lifting appliances or tools, stretching, bending and crawling, and using hands to handle objects and documents.
