Job Summary
The Breeden Companies are expanding to Richmond and beyond and looking for talented Plumbing and HVAC Project Managers to support our growth. The Project Manager position is the interface between the customer and Breeden. Oversees and coordinates administration of submittal process, including but not limited to submittal data, shop drawings, and materials throughout completion of project. Coordinate requirements and compliance details with subcontractors and suppliers.
Job Duties
- Ability to assume responsibility, interface, and communicate effectively with others.
- Responsible for proactive administration of reviewing and processing all submittal data and shop drawings to ensure project schedules are expedited and materials are delivered on time.
- Communicate details and requirements for the submittal process to subcontractors and suppliers.
- Ensures all clarifications, changes, directives, RFIs, etc., are updated on the “as-built” drawings and are fully coordinated with company supervision and all subcontractor and suppliers.
- Attends and participates in meetings with Architect or Engineer and owner representatives, provides information.
- Interacts directly with General Contractor (GC) and provides costumer service.
- Exceeds expectations and develops rapport with General Contractor.
- Effectively works to support field operations.
- Effectively coordinates Scope and Buyout subcontracts and equipment.
- Develop and distribute RFIs and change orders.
- Record and distribute meeting minutes for subcontractor, coordination, and internal meetings.
- Responsible for submitting owner required close-out documents and assisting subcontractors /suppliers in scheduling owner required training and documentation.
- Analyze and resolve any issues regarding the project.
- Assist Field Operations, Director of Operations and Vice President by proactively managing the project budget by controlling expenses, administering owner and subcontractor billings.
- Identifies work not covered by subcontractor’s scope of work/budget and ensures the success of office support functions related to the overall cost and scheduled completion.
- Works closely with Project Accountant regarding subcontractor compliance requirements.
- Responsible to provide purchasing approved submittals.
- Responsible to proactively manage the project budget by controlling expenses, identifying work not covered in subcontractor’s scope of work and budget.
- Ensures success of the office support functions related to overall budget and schedule completion.
- Responsible for issuing major equipment submittals.
- Negotiates subcontractor pricing.
- Other duties as assigned.
Job Requirements
- Bachelor’s Degree preferred.
- Intermediate to advanced computer literacy, including experience in word processing, spreadsheets, and other engineering software.
- Minimum of 5 years of project management experience in Multi-family HVAC and Plumbing Construction.
- Knowledge of Procore
- Ability to work well with others under deadline situations and respond to changes in priorities.
- Good written and verbal communication skills and strong organizational skills.
- Ability to work independently, take initiative, set priorities and see projects through to completion.
- Employ problem-solving skills and analysis, and report problems to Supervisor, as necessary.
- Strong team orientation and relationship building.
- Knowledge of project structure in a construction environment.
- Ability to complete and maintain accurate records.
- Ability to speak, read and write English.
Job Type: Full-time
Pay: From $70,000.00 per year
