Responsibilities
➢ Drive to properties within their assigned area, with occasional overnight travel➢ Troubleshoot and repair HVAC, plumbing, electrical, and all other systems and provide general maintenance, and cleaning for the assigned community➢ Respond to and complete service requests in a timely manner and notify the manager if work orders cannot be completed within 24-hours➢ Perform preventative maintenance to ensure building systems operate efficiently➢ Repair and/or replace kitchen appliances such as refrigerators, stoves, and washers and dryers➢ Prepare vacant apartments for move-in; including but not limited to carpet cleaning, painting and completing necessary repairs or replacements➢ Maintain community appearance by replacing lightbulbs, removing trash and litter, painting and performing repairs➢ Assist with groundskeeping, housekeeping, distribution of notices, apartment inspections, and other tasks as needed➢ Provides plumbing repairs, replacements, and/or installations including repairing leaks and removing clogs in sinks and toilets➢ Perform electrical repairs and replacement of light fixtures and related items➢ Organize, prioritize, and execute work orders➢ Document status updates and completion of work orders in the property management ➢ Participate in on-call emergency rotation➢ Participate in preparation and clean-up of extreme weather, including but not limited to snow removal, hurricanes, floods etc.➢ Interact with residents and prospective residents in a professional, courteous, and respectful manner➢ Safely operate power equipment and tools and use protective equipment when necessary and follow safety protocols and procedures➢ Assist in maintaining the inventory of supplies, tools, and equipment➢ Performs all other duties, as assigned.
Qualifications
Position Requirements:
- 5 or more years of apartment maintenance experience
- A valid CFC with Type I and II or with Universal certification required
- A valid driver’s license and reliable transportation to respond to on-call emergencies, when needed
-Ability to drive over night
- Ability to provide your own basic tools
- Computer literacy skills
- A high school diploma or equivalent
