JOB SUMMARY
The Maintenance Assistant is responsible for providing general maintenance and repairs, parking control and general access to building locations as required.
ESSENTIAL JOB RESPONSIBILITIES
- Prioritizes, schedules and coordinates building facilities requests through Facilities Fresh Service system, providing updates if request is not addressed immediately.
- Coordinates distribution return, safekeeping of keys, parking clickers to staff and tenants as assigned.
- Assigns parking spaces to staff and tenants as required.
- Makes rounds of agency properties, checking equipment, logging temperatures, pressure and other readings.
- Performs semi-skilled maintenance, repair and remodeling tasks under specific directions in the areas of plumbing, landscaping, carpentry, painting and electrical for agency locations and vehicles.
- Performs preventative maintenance on equipment/building facilities by following departmental policies and procedures.
- Assists with general custodial needs as assigned.
- Performs weekly checks of agency vehicles and reports updates to supervisor.
- Coordinate’s maintenance schedule of agency vehicles as assigned.
- Assists supervisor in the oversight of maintenance/repair projects executed by external contractors.
- Prepares check, credit card and petty cash requests for facilities related invoices following budget allocations.
- Keeps overall control of access areas to agency properties when on-site, including parking lots.
- Assists in the supervision of day-to-day contractors (I.E. cleaning, security parking).
- Organizes and manages the Vendor list, Suppliers/contacts for facilities-related issues or supply orders
- Attends municipal and regulatory building inspections as instructed.
- Reports to supervisor any irregularities involving building operation.
- Monitor and removes any potential safety hazard.
- Become familiar with the Generator procedures and general maintenance.
- Calls 911 and supervisor if there is any incident that requires immediate attention.
- Works and assists supervisor in scheduled facilities projects and agency build-outs as required.
- Maintains Facility grounds in a clean and orderly manner by providing light landscaping assistance such as: mowing, trimming, sprinklers system set up and removal of debris from the parking lot areas.
- Participates in agency developmental activities as requested.
- Assist on monitoring any issues on the 1680 Miami Beach office and 1800 Little Havana locations.
- Other duties as assigned.

Acts upon assigned role in Emergency Code System
Ensures proper hand washing according to Centers for Disease Control and Prevention guidelines.

JOB SPECIFICATIONS
Education:
High School diploma is required.
Training and Experience:
Between two and four years of experience in general building maintenance are required, Valid driver license, any certification related to Building Operations.
Job Knowledge and Skills:
Bilingual (English Spanish) is preferred. Basic computer knowledge is recommended. Excellent communication, organization, problem solving, and teamwork skills are needed to interact with staff, tenants, contractors and clients and deal with day-to day facilities issues. Ability to work with multicultural and diverse population is required. Flexibility on schedule is required.

The responsibility for internal and external contacts is frequent and important.
Physical Requirements
This work requires the following physical activities: constant walking, bending, standing, hearing/seeing, and talking in person or on the phone and vision for close work. Frequent lifting of 50 lbs. or more and stretching/reaching is required. Occasional sitting, driving, stooping and climbing are needed. Work is usually performed in the premises.
