We are seeking a skilled and reliable Property Maintenance Technician to join our ISWA Housing Development team to perform semi-routine and diversified duties in connection with repairs and maintenance of buildings and grounds.

As the Property Maintenance Technician, you will provide quality maintenance services while ensuring high standard of safety for residents.

Required Core Skills Include:

- Carpentry: Ability to repair and work with wood, including repairs to structures and furniture.

- Electrical Work: In-depth working understanding of electrical systems wiring, circuits, and components, with the ability to safely perform troubleshooting and electrical repairs.

- Appliance Repair: Knowledge of how to fix common home appliances, such as stoves, refrigerators, and possibly other household equipment.

- Mechanical Equipment: General ability to repair or maintain mechanical systems and equipment that may be used in home or building maintenance.

- Painting: Skill in painting, including surface preparation and application techniques for various surfaces.

- Plumbing and Heating Valves/Pipes: Ability to repair and maintain plumbing systems, including the installation and repair of heating valves and pipes.

- Windows, Doors, and Materials: Knowledge in repairing and maintaining windows, doors, and associated materials such as seals, locks, and frames.

In carrying out a full set of maintenance duties, you may be required to work under adverse conditions such as rain, sleet, snow, hail, cold, dust and dirt.

Technician receives supervision from the Property Maintenance Coordinator or Tribal Housing Director. They carry out work assignments after being provided with a work schedule and will generally work independently or with the Property Maintenance Coordinator.

This position subject to the CIN Personnel Policies and Procedures Manual and the Tribal Resources handbook.

ISWA Housing offers housing programs to improve communities of the Catawba Nation by providing safe and affordable housing principally for persons of low to moderate income.

ESSENTIAL DUTIES AND RESPONSIBILITIES

· Responds promptly to maintenance requests and emergency repairs needed.

· Independently performs a wide range of building and grounds repairs and maintenance functions, calling for physical exertions frequently.

· Proactive and taking initiative in recognizing and attending to maintenance issues.

· Repairs plumbing fixtures and pipes such as toilets, sinks, drains, valves, and controls.

· Repairs burner controls and switches, and rewires electric ranges, and performs minor electrical work on refrigerators.

· Repairs or replaces electrical switches, outlets, lighting fixtures, circuit breakers, fuses, etc.

· Repairs windows, doors, door frames, locks, and mailboxes.

· Repairs mechanical equipment, such as power mowers, hedge clippers, weed-eaters, and other pieces generally used by the maintenance force.

· Digs ditches and holes to uncover leaks, and once found, repairs leaks to pipes and valves.

· Request materials, supplies, and equipment for own purposes and for others working on team and may lift heavy objects into place.

· Inspects housing and apartment units for maintenance work to be done, usually as a result of a tenant request or work order.

· Annual renewal inspections on all units (houses and apartments) and inspections on new applicants move in housing report.

· Plans and carries out preventive maintenance and regular repair program for buildings, fixtures and other Tribal housing and property.

· Uses a wide range of hand tools and equipment such as drills, hammer, pliers, electrical testers, hand and power saws, cutters, plungers, threaders, wire brushes, etc.

· Performs a number of grounds-keeping tasks: trimming, mowing, planting, weeding, etc.

· Technician may provide work direction and guidance to a small number of laborers, assistants, and/or other maintenance mechanics at the discretion of the Property Maintenance Coordinator or Tribal Housing Director.

· Ensures that all work complies with safety standards and building codes.

· Performs other relevant duties as assigned to ensure the successful execution of the program and services.

· Responds to on-call requests promptly for after hours, weekend or holidays as required.

QUALIFICATIONS AND COMPETENCIES

· Working knowledge of and skill in applying knowledge in appliance, plumbing, electricity, heating, carpentry, painting, and mechanical equipment.

· Providing excellent customer service.

· Ability to perform complicated building maintenance tasks of varying difficulty independently.

· Ability to direct the work of others, such as laborers and aides.

· Ability to understand and carry out oral and written instructions.

· Ability to work in adverse conditions, such as sleet, snow, heat, cold, dust and dirt, as well as cramped quarters and high places.

· Knowledge of tools and methods to be used in a wide range of varying difficulty independently.

· Knowledge of occupational hazards and safety measures.

· Prompt in arrival and achieve regular attendance at work with a willingness to coordinate time off schedule.

· Maintains a professional, courteous, knowledgeable, and helpful attitude with the Residents, community members, vendors, and fellow employees.

· Must be honest and truthful in all communications with the Tribal Housing Director, Property Maintenance Coordinator, and staff.

· Must maintain the highest level of confidentiality on all matter pertaining to the present and perspective tenants of the Catawba Indian Nation.

· Practice and uphold the highest ethical standards of conduct adhering the CIN Employee Policies & Procedures Manual, safety protocols and maintenance procedures.

MINIMUM REQUIREMENTS

· Must have availability for on-call duties and willingness to work on-call for weekends and holidays.

· Must have a High School Diploma or GED.

· Must have one or more of the following certificate(s) AND/OR at least two (2) years working experience in the property maintenance/handyman field:

· HVAC, Appliances, Electrical, Plumbing, Housing Inspections (HUD), and/or carpentry skills.

· Must be willing to obtain additional certificates as needed.

· Must possess a valid State Driver’s License and appropriate endorsement for all vehicles required operating in the performance of duties and be insurable under the Tribe’s insurance policy carrier.

· Must possess and demonstrate the competencies as listed above.

DESIRABLE QUALIFICATIONS, KNOWLEDGE SKILLS AND ABILITIES

· Prior work experience in the Property Maintenance field is a plus.

· Vocational school training is a plus.

PHYSICAL REQUIREMENTS

· While performing the duties of this job, the employee is regularly required to use hands for various market tasks, reach with hands and arms, bend, and stand for extended periods.

· The employee is regularly required to walk, lift, kneel, crouch, and have the ability to lift 70 pounds and work outdoors for extended periods of time.

· Ability to lift heavy objects into and out of trucks, or other carriers.
