CBL Properties is an innovative retail real estate company which owns, holds interests in, or manages shopping centers across the United States, including high-quality enclosed, outlet and open-air retail centers We are currently looking for a Maintenance Manager at Parkway Place Mall in Huntsville, Alabama. The Maintenance Manager will assist the General Manager in overseeing all aspects and areas of Parkway Place Mall which will include, but not limited to Central Plant/Chiller operations, Construction, Maintenance, Carpentry, Basic Electrical, Basic Plumbing, PM Equipment / Vehicles. Duties also include maintaining a friendly environment for all center tenants, customers, outside contractors and employees.

Essential Duties and Responsibilities: include the following: Other duties may be assigned.

  • Responsible assisting Mall Manager in engineering, operations, maintenance support for project management, maintaining a safe, effective, and efficient operation.
  • Maintaining As Builds, records of worth, and related documentation up to date
  • Assist General Manager in overseeing outcomes of work produced by outside contractors, which may include Engineers, Engineer Assistants, Landscapers, Maintenance, Security.
  • Assist General Manager in overseeing Contractors/Subcontractors, one-time and routine Service Providers and outside contractors.
  • Assist General Manager in service providers with scheduling and prioritizing of work assignments
  • Maintaining dock and other areas, both exterior and interior, clean and safe.
  • Ability to perform and identify general maintenance items, such as lock replacement, inspect plumbing leaks, inspect roof leaks, HVAC issues, etc.
  • Maintain Inventory Control on electrical, plumbing, janitorial supplies, building supplies, assisting General Manager with any items that are needing for stock.
  • Maintain up-to-date log of all preventative maintenance, repairs, supplies and parts.
  • Perform daily checks of property, equipment and vehicles and monitor maintenance schedules of same (which may include golf carts, trucks, sweepers, floor cleaners, etc.)
  • Assist General Manager with oversight of the construction of all tenant spaces, including construction done by outside contractors.
  • Communicate with Tenants regarding operational items that need to be identified as Landlord or Tenant responsibility
  • Setup of promotional stages for marketing and events, ensures proper placement of dumpsters and barricades and their removal as needed.
  • Assist General Manager in arranging for snow and ice removal from parking lot and entrance ways.
  • Must be available for any after hours, weekends, or holiday emergency calls.

Education and/or Experience: Two years related experience and/or training; or equivalent combination of education and experience. Minimum five years basic job experience in the areas of Building maintenance, knowledge of Central Plant HVAC systems, OSHA and EPA regulations preferred.

Language Skills: Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

While performing the duties of this Job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel and reach with hands and arms. The employee is frequently required to stoop, kneel, crouch, or crawl. The employee is occasionally required to sit; climb or balance and talk or hear. The employee must regularly lift and /or move up to 25 pounds and regularly move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision and ability to adjust focus. The employee is required to work on a ladder and in outside weather conditions frequently.
