POSITION PURPOSE:
Building Inspector/Plans Examiner works under the direction of the Building Official while receiving general assignments from an Assistant Building Official. An employee in this position performs plan reviews of residential and commercial construction ensuring compliance with building code and zoning ordinance regulations. This position reviews plans, writes letters, reviews revisions, and interprets codes. The position consults extensively with architects, building owners, consultants, contractors, designers, developers, engineers, the public, homeowners, other departments and surveyors. This position falls within the AFSCME Collective Bargaining Union.
FUNCTIONS AND RESPONSIBILITIES:

- Reviews construction plans, plan revisions, architectural drawings, engineering drawings, equipment specifications, computations, and related documentation for compliance with applicable city building codes, ordinances, good construction practices, and other requirements.
- Identifies deficiencies in construction documents and directs corrections required for compliance with codes and ordinances; documents in computerized tracking system any code deficiencies found and ensures corrections are made to plans prior to issuance of permits.
- Provides general and specific information regarding code requirements to architects, building owners, consultants, contractors, designers, developers, engineers, public, homeowners, other departments and surveyors.
- Prepares and maintains records of plan reviews, and enters project data into computerized tracking system.
- Assists building inspectors with field reviews when necessary by comparing actual construction to approved plans and resolving discrepancies.
- Coordinates building reviews and activities with other city departments and outside agencies including architects, consultants, engineers, developers and contractors.
- Attends pre-application meetings and discussions and provides architects, building owners, consultants, contractors, designers, developers, engineers, general public, homeowners, other departments and surveyors with guidelines to comply with city codes and ordinances and presents known issues on projects.
- Resolves potentially challenging situations with architects, consultants, engineers, developers, contractors and owners.
- Performs building inspections as needed of new and existing structures to determine compliance with city codes and ordinances.
- Performs additional related duties as assigned.
NECESSARY SKILLS:
- Thorough knowledge of the major types of building construction and techniques.
- Ability to read and interpret building plans and specifications and relate them to construction processes.
- Ability to deal with the public in general and difficult work situations.
- Strong attention to detail and accuracy.
- Ability to effectively manage multiple tasks and prioritize.
- Proven track record of establishing and continuing effective working relationships with co-workers and the public.
- Excellent verbal and written communication skills.
- Valid Michigan driver's license with a good driving record.
EDUCATION AND EXPERIENCE REQUIREMENTS:
- High School Diploma or GED equivalent
- Must possess certification as a building inspector and plan reviewer under State of Michigan Act 407
- ICC certification as both a building and residential plans examiner required within 12 months of hire
- At least 3 years of experience in plan review and building inspection or related profession
- A combination of relevant work and education experience will be considered
