As a CAMS Community Manager, you will be responsible for managing a homeowner's association, building relationships with your board of directors, and working to provide them with the trusted guidance they deserve. Our managers are supported internally by teams of specialists dedicated to assisting both you and the members of the communities we serve.
What You'll Do Here
- Maintain an open line of communication with board of directors and homeowners
- Prepare and present budgets to your board
- Analyze monthly financial reports and create variance reports for your board
- Create monthly management reports
- Contact and coordinate with vendors for community maintenance projects
- Oversee daily operations of your community
- Regularly attend board meetings as well as internal team meetings
- Supervise administrative and maintenance staff when applicable
- Manage all short- and long-term objectives and goals of the HOA
- Develop and recommend the annual Operating Budget and Mid-Year Forecast with the assistance of on-site HOA Committees
- Recommend all third-party service providers and contractors and manage their activity
- Recommend aesthetic, maintenance, and safety improvements to the community on a monthly basis
- Attend and contribute to Committee Meetings where applicable, including Finance, Infrastructure, Landscaping, Marine, and Security. Employ the resources of these committees efficiently to formulate and execute strategy. The objective is to guide/drive committees toward excellence.
- Supervise the on-site work order process
- Work with all third-party professionals toward accomplishing their objectives including: engineers, legal firms, insurance firms, construction management firms, and marketing firms
- Recommend and ensure the consistent execution of all emergency/storm management activity
- Perform other job functions as assigned including personal management of on-site staff
Requirements
- Proven proficiency in learning new technology
- Proficient in Microsoft Office applications (Word, Excel, Outlook)
- Proven capability to review and analyze financial reports
- Familiarity with insurance regarding HOAs
- Grasp of contractual bidding processes
- Knowledge of proper meeting order
- Familiarity with the architectural request process
- Ability to create and maintain a proper working budget
Preferred Education, Licensing, and Experience
- 1-2 years in the HOA management field (strongly preferred)
- CAI designation(s) strongly preferred
- Associates degree or higher preferred
Benefits & Salary
The salary range for this position is $60,000 - $65,000 annually, determined by the candidate's qualifications listed above and will be further discussed during the interview stages.
