Job Description:
Appraises and maintains real property records in Lexington County, ensuring all property is equitably assessed. Work involves developing value estimates for commercial and residential properties which are used in ad valorem taxation.
Essential Duties and Responsibilities:
-Deed verification which can entail inspection and appraisal of residential and commercial properties in a specific geographical appraisal area. All deeds are verified and any that are assessable transfers of interest are revalued for fair market value.
-Appraising all properties, land, residential, and commercial, within the geographical area for 2015 reassessment. This includes verifying the land use, land size, improvement changes, and demolition.
-New construction, parcel splits, straights, and combinations. New construction entails measuring of new construction on site, determining quality and type of materials and entering information into appraisal software to determine value via the cost approach. Parcel splits, straights, and combinations entail appraising land after a variety of reasons such as resurvey, change of size, or change of use.
-Manage tax appeals (informal, formal, Board of Assessment Appeals, Administrative Law Court). This includes meeting with the taxpayer, reviewing the property file, inspecting the property, and preparing an appraisal report. If the appraised value is not in agreement with the taxpayer, preceding to the Board of Assessment Appeals, Administrative Law Court, and Supreme Court, if necessary. This entails preparing a docket and presenting appraisal to the Board.
-Verifying new mobile home sets. Also, field checking mobile home removals by moving permits or demolition. Works closely with the Mobile Home Dept verifying mobile home additions and livability.
-Provides assistance to Records Clerks by answering telephones and assisting taxpayers at front counter during lunch hours and peak times during the tax season.
Additional Job Requirements:
Appraisal License Required
Minimum Education:
Associate's degree, with 3 to 5 years of experience; or an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job.

Pay: $51,248.00 - $53,635.00 per year
