POSITION TITLE: Greenleaf Caretaker
REPORTS TO: Executive Director
ABOUT CROSS ROADS HOUSE:
Founded in 1982, Cross Roads House provides emergency and transitional shelter to homeless men, women, and children in the Seacoast area. We provide homeless families and individuals with basic necessities, as well as the tools and guidance they need to return to permanent housing.
POSITION SUMMARY:
This is a part time position that requires residing at a transitional housing complex in Portsmouth, managed by Cross Roads House, that houses 12 tenants with their own individual rooms and shared common areas such as kitchen, dining room and laundry room. A separate one-bedroom apartment with living room, kitchen and private bathroom and parking will be provided to the caretaker at the rate of $1,000 per month with utilities included. In addition to accommodations, the caretaker will be paid $10.00 per hour to conduct the essential responsibilities listed below (estimated to be approximately 2 hours per day, but may vary from day to day). One stipulation is that the caretaker may not have other employment that requires them to be at a different worksite overnight.
Essential Responsibilities:
· Document any disturbances to ensure safety, peace and quiet in electronic log notes and notify Supervisor of any tenant issues.
· Conduct twice daily walk through of the property (am and pm) and log accordingly in electronic log notes.
· Monitor electronic surveillance system when on-site and report any disturbances.
· Advise Facilities Manager of facility-related short-term and long-term required building and equipment repairs.
· Document and notify Supervisor of lease violations.
· Where appropriate, manage and/or document tenant conflicts as they arise.
· Participate in CRH staff meetings as needed.
· Notify Supervisor or alternative contact at CRH, such as facilities manager, of emergency situations including but not limited to failures in property systems (plumbing, electrical, heat etc.) and equipment.
· Work with Facilities Manager to manage vendor presence on the property and ensure all work is being done appropriately.
· Notify Supervisor of any emergency absence from the property of more than 24 hours and schedule in advance any planned absence.
· Work with CRH staff to assist with tenants moving in or out.
· Assume other tasks and responsibilities as assigned by Supervisor as needed.
Skills/requirements:
· Able to lift 50 pounds occasionally as needed and ability to stand and move around indoors and outdoors.
· Familiarity with building trades to include basic electrical, plumbing, HVAC, and general construction preferred but not required.
· Basic computer skills to include use of email, scanning, faxing, and word processing.
· Excellent communication skills; experience with conflict resolution preferred.
· Ability to work with outside vendors.
