Job Summary
Oversees the general maintenance repairs, apartment make ready execution, preventive maintenance, and overall property condition of an apartment community with approximately 150 -300 units. Primary duties include supervising the daily operations at the property in the areas of landscaping, carpentry, painting, fencing and roofing repairs, plumbing, light electrical as well as the performance of all routine and preventative maintenance required to maintain the physical integrity of the property.
RESPONSIBILITIES include: (but are not limited to)
- Supervision and Scheduling of Maintenance
- Assigns daily work to maintenance employees and follow-up for the completeness
- Oversees the accurate and timely completion of work orders assigned.
- Ensures that all turnover repairs and services are completed correctly and on schedule. This includes maintenance of appliances, smoke detectors, plumbing, electrical, painting, HVAC, and cleaning
- Ensures all phases of snow removal are executed including shoveling of walkways and parking lots, application of ice-melt (salting) and operating of plows to clear roadways and parking lots
- Preventive Maintenance
- Maintains awareness of the physical condition of the property and identifies and ensures repairs are performed to correct any unsafe conditions. Reports any areas that show signs of more significant problems to Management
- Provides input to Management in relation to potential problems that need to be addressed on the property for the creation of the annual budget
- Inventory Control
- Manages all maintenance purchasing and maintains inventory levels of parts and supplies. Secures approval from Manager on non-routine items
- Ensures the maintenance shop is organized and clean
- Administration and Record Keeping
- Maintains accurate records regarding preventative maintenance, work orders (received and completed), expenditures, apartment turnovers, and work-in-progress
- Processes invoices for payment
- Intermediate knowledge of leasing practices, fair housing, lease terms and landlord/tenant law
- Customer Service
- Develops and maintains positive and professional relationships with residents, contractors, and suppliers
- Ensures maintenance requests are met on a timely basis
- Keeps Management informed of significant problems and/or concerns relating to the residents of the property
- Capital Improvements
- Intermediate ability to participate in the development of the scope of work
- Act as the point of contact for contractors for bids and to manage the project to insure timely completion
- Other duties as assigned
Required Skills and Experience
- Minimum of two (2) years of supervisory experience required
- Three (3) or more years’ experience in property maintenance, with a working knowledge and experience in the following areas: Plumbing, HVAC, Electrical, Carpentry and Appliances
- Intermediate leadership skills and the ability to build and supervise a team
- Excellent communication and interpersonal skills
- Outstanding organizational and time management skills with the ability to multitask
- Proven track record of facilitating the identification of and providing solutions to problems within established processes
- Intermediate level of safety knowledge and awareness to oversee safe performance of maintenance team
- Ability to be at work regularly and on time
Must have valid driver’s license & clean driving record
Reliable transportation required
Ability to work weekends or extended hours as required, including on-call rotation

- Mold Remediation Certification
- Lead Safe Renovate Right
- Experience operating a plow truck
- Experience operating heavy equipment (Skid Steer, Mini Excavator)
Physical Requirements
- Constant need to be on feet; bend, stoop, squat; climb stairs, push or pull, reach above shoulder, climb ladders, grasp/grip/turning; finger dexterity; writing; shoveling; lifting/carrying to perform maintenance supervisor duties
- Must be able to lift up to 50 pounds unassisted
