POSITION
SUMMARY:
Performs Journeyman
level functions related to heating, ventilation, air-conditioning and
refrigeration (HVACR). Required to install, maintain and repair electric,
electronic and pneumatic control systems, with their supporting machinery,
heating/air-conditioning, refrigeration and special refrigeration equipment.
The incumbent will support the mission statement of Duquesne University. The incumbent may be required to perform
duties not specifically listed within this job description based on an
immediate need and the employee’s individual abilities to assure the safe and
efficient operation of the University.
DUTIES AND RESPONSIBILITIES:
Work responsibilities include the following: perform scheduled
maintenance repairs of the plumbing, electrical, heating, cooling pneumatic and
basic DDC systems; maintain and inspect equipment such as steam coils, cooling
and heating coils, steam valves, traps, chilled water vales, pumps, check
valves, condensers and evaporators located in building mechanical rooms.
Perform repairs and notify the responsible supervisor of repairs to other
equipment associated with building operations.
Performs
data entry and routine logging in the university’s computerized maintenance
management system.
Reads
and interprets blueprints, sketches and diagrams to install or modify
refrigeration, environmental or control systems in compliance with applicable
codes and manufacturer’s specifications.
Installs
control apparatus including switches (electric, electronic and pneumatic),
relays and thermostats.
Inspects
and adjusts electrical, electronic, pneumatic, or mechanical temperature
control devices associated with refrigeration or air-conditioning equipment.
Troubleshoots,
repairs, maintains or overhaul temperature control devices, refrigeration or
air-conditioning equipment.
Inspects,
adjusts, services and lubricates air-conditioning and refrigeration equipment
and all other related equipment on a scheduled basis.
Anti-freeze/winterize
equipment when required.
Diagnoses
equipment problems and repair effectively.
Repairs
or overhaul all types of equipment, such as compressors, evaporators,
condensers, pumps, cooling towers and heat exchangers, related to
air-conditioning and refrigeration equipment.
Knowledge
in the operation of CMMS (computerized maintenance management system).
Understands
and able to use the Honeywell, Siemens and Carrier controls systems currently
used by Duquesne University to operate the HVACR equipment.
SUPPLEMENTAL FUNCTIONS:
Specify
and order materials and parts, via Facilities Buyer or supervisor, necessary to
maintain or repair temperature control systems and refrigeration equipment.
Continuing
education for maintenance and professional subjects is available. The incumbent is highly encouraged to obtain
a minimum of 8 hours annually. These
hours will be recorded and used in consideration for future advancements along
with merit, hands-on-experience and job- related training.
Performs data entry and routine logging of the University’s computerized maintenance
management system.
Basic
working knowledge of Variable Frequency Drives (VFD) used on motors to control
chiller solution pumps, water pumps, blower fan units and other various HVAC
equipment. Knowledge may include preventative maintenance of the drive, drive
operation, programming and diagnostics. Training will be provided accordingly.
Performs duties related to special events where supplemental manpower is required for
the completion of the event.
Performs
snow removal and spread salt related to building access and hazardous walkways
as assigned.
Assists
in preparing materials list for job preparation.
Assists
in set-up of tools and materials for jobs.
Drives
the service truck when needed.
Clean-up
of assigned work areas.
Maintains
tools, equipment and shop area in a clean condition and report faulty equipment
in order to maintain a safe work environment.
Notify
supervisors of unusual work conditions, power interruptions, smoke alarm trips
and utility shut-offs.
Replaces
pipe covering, change belts and filters, perform touch-up painting.
Have
the ability to work in confined spaces.
Ability
to function as an interim work leader as assigned by supervisor and through an
established volunteer list.
Completes other
duties as assigned.
REQUIREMENTS:
Minimum qualifications:
Valid driver’s license.
High school diploma or equivalent required.
Universal EPA Certification for refrigerant usage and
recovery as required by federal law.
Have a minimum of five years of experience in HVACR
for large building application in maintenance and operations and/or have the
experience of a HVACR Journeyman.
Willing to adjust work schedule when necessary and as
determined by the supervisor, including work shift changes.
Must be in good physical condition to perform the
daily work assignments that are inherent in this job description. Further examples are; lift and manipulate
objects weighing up to 70 pounds regularly and the ability to perform work from
ladders, scaffolding and elevated surfaces.

Basic knowledge of local fire and national electrical
codes.
Detailed knowledge of HVAC systems that incorporate
digital control systems and are linked to computer-based management systems.
Customer service standards and procedures with
students, faculty, staff and visitors as it relates to the mission statement of
Duquesne University.
