To provide a productive work environment for the employees and systems of ETS. This is accomplished by efficiently producing and maintaining the heating, ventilation, air conditioning, food service equipment, water supply and fire safety systems.
The Operator operates and maintains a wide variety of plumbing, heating, air conditioning equipment and other systems to support this work environment. Anticipate heating and cooling load conditions to efficiently operate and sequence major HVAC equipment.
Provide service to customers by responding to routine and emergency situations. Communicate with ETS staff regarding repair and status of comfort conditions. Determine malfunction and either adjust/repair or call for mechanical or operational assistance.
Operate, maintain and perform minor repairs on major environmental equipment such as boilers, air conditioners, Data Center Conditioning equipment, chillers and large pumps as well as supporting environmental equipment such as ventilation fans, air handlers, circulators and plumbing systems.
When assigned alone during off hours, take charge of the entire shift operation, substitute and/or adjust equipment and machinery in anticipation of load changes and weather conditions. Perform emergency repairs on equipment and PHVAC systems as necessary.
Record equipment temperature, pressure readings and other data as required by Facilities & Property Management regulations. Perform water treatment tests, adjust such treatment as required and alert supervisor of any abnormalities.
Operate, maintain and perform minor repairs and maintenance on environmental control systems, electronic, pneumatic and Energy Management Systems.
Inspect and perform minor repairs of fire control systems (sprinklers, hoses, hydrants, extinguishers) and report faulty equipment to the designated safety coordinator.
Inspect and perform minor repairs on plumbing systems such as fixtures, domestic heat and cold-water supply systems and sanitary waste piping and lift systems.
Assist in controlling the inventory of parts, tools, equipment and material used; complete the necessary paperwork as required.
Act as first responder to all trouble calls from staff and security during non-regular shift operations, holidays and weekend hours.
Adhere to ethical standards and comply with the laws and regulations applicable to your job function.
Experience and Skills:
A High School diploma is required.
A New Jersey Black Seal "IN CHARGE" license is required.
A valid driver's license is required.
An EPA approved universal Refrigerant certification is required.
Four years’ experience in environmental equipment operation and the equivalent technical knowledge level of the trade
typically received through a formal apprentice program is required.
Or:
An equivalent combination of education and experience from which comparable knowledge and abilities can be acquired is required.
