What are the responsibilities and job description for the Property Manager position at Evergreen Real Estate Group?
Evergreen Real Estate Group is seeking an experienced Property Manager to join our Property Management team at Century North Apartments in St. Paul, MN!
DUTIES AND RESPONSIBILITIES:
- Hires/terminates, supervises, coaches and conducts disciplinary action (as needed) of site staff according to Company policies and procedures.
- Collects rents timely, make bank deposits immediately and minimize any A/R.
- Coordinates vendor/contractor work, certificates of insurance, billing and A/P function.
- Assists with formulation of the annual budget.
- Analyzes financial statements and complete variance reports.
- Ensures compliance with all HUD, IHDA, Tax Credit and/or other regulatory requirements related to the property’s funding sources.
- Help implement and monitor capital improvement projects
- Oversee preparation for investor and governing agency inspections
- Complete property inspections as part of monitoring property performance, management execution, and property capital needs
- Work with the Maintenance team to develop and implement preventive maintenance schedules
- Negotiate vendor contracts for approval and pursue portfolio-wide expense reductions when available.
- Assist in conducting due diligence and financial modeling for new acquisitions and dispositions
- Develop and maintain a working knowledge of, Fair Housing Law, and regulatory agreements with financial supporters, including, but not limited to; programs with the OHFA, financial institutions, and rental financing
- Follow required policies and/or other documents as required
- Maintain effective tenant relations with all tenants in order to ensure they are aware of their rights and responsibilities
- Field Tenant concerns from tenants and regulatory agencies.
Required Qualifications:
- Proficient MS Suite skills
- Excellent MS Excel skills
- Proficient in all MS Office applications, Experience with Teams and SharePoint knowledge a plus
- Ensures compliance with all regulatory requirements related to the property’s funding sources.
- An analytical approach with a results-oriented mindset
- Demonstrate ability to build relationships and work effectively with people of diverse social, faith, economic, and racial/ethnic backgrounds.
- Willingness to work flexible hours as needed during emergency situations; evenings and weekends as required
