Job Summary:
Oversee all phases of construction projects from design to completion, including plan review, permitting, estimating, bidding, subcontracting, scheduling, RFIs, submittals, billing, change orders, progress meetings, and closeout.
Essential Functions:
Document Management:
- Review and understand contract documents and scope of work.
- Perform detailed plan reviews to identify work scopes.
- Resolve constructability risks and conflicts.
Design and Estimation:
- Manage design team efforts and execute estimating and bidding.
- Maintain and update construction budgets.
Scheduling and Site Visits:
- Create and update CPM schedules using MS Project.
- Conduct regular site visits and maintain superintendent communication.
- Ensure accurate and timely distribution of contract documents.
Contract and Material Management:
- Prepare/manage contracts and change orders.
- Manage project mobilization and demobilization.
- Ensure accurate and timely cost-coding and submission of material receipts and invoices.
- Ensure accurate and timely progress billing.
Support and Safety:
- Support superintendents as needed.
- Ensure safety requirements and training are met.
- Execute the Quality Control Program per contract documents.
Resource and Performance Management:
- Evaluate and adjust workforce, material, and equipment as needed.
- Maintain good relationships with all stakeholders.
- Organize and manage project paperwork.
- Address and document poor performance, notifying the VP of Construction.
Closeout and Review:
- Ensure efficient and timely project closeout and document archiving.
- Conduct after-action reviews and lessons learned.
- Manage multiple projects simultaneously.
Knowledge, Skills & Experience:
1. Bachelor's degree in construction management or 5 years' experience.
2. Knowledge of building materials, methods, and tools.
3. Ability to understand construction drawings and scope of work.
4. Experience in negotiating and writing contracts.
5. Knowledge of environmental and construction permitting laws.
6. Proficiency in Microsoft Office.
7. Strong planning, organizational, and analytical skills.
8. Ability to adapt to schedule changes.
10. Knowledge of ICRA and OSHPD/HCAI experience is a plus.
11. OSHA 30-Hour Certification.
Job Type: Full-time
Pay: $75,000.00 - $157,500.00 per year
