WHAT YOU'LL DO
- Lead the development and assessment of project financials, including Pro Formas updates, estimates, and budgets
- Collaborate across the Construction, Feasibility, and Development teams to establish a successful project before Construction begins
- Create preliminary pre-construction and construction schedules within established time frames
- Evaluate, negotiate, and recommend subcontractor and vendor quotes to Construction team
- Update schedules, scopes of work, and budgets at regular intervals based on Project reviews monthly
- Review and sign off on change order submissions from PM’s prior to the VP of construction’s final approval.
- Lead takeoff process with internal team assisting, Bids logged in Bid leveling book
- Drive Sub interest and evaluation prior to bidding
- Responsible for assembly and evaluation of Sub qualifications prior to award approval from the VP of Construction
REQUIREMENTS
- 4-Year Degree in Construction Management, Civil Engineering, or other related field and at least 6 years of relevant construction experience required.
- At least 3 years of experience in a pre-construction role, preferred experience in MF project management as well.
- Knowledge of general construction costs, as well as multi-family construction costs throughout the Mid-Atlantic area
- Demonstrated ability to properly manage contracts, project plans, schedules, and budgets
- Strong communication skills, both verbal and written
- Demonstrated ability to produce take offs and assemble working estimates timely.
- Demonstrated ability to manage multiple project assessments at a time
- Proficiency in Microsoft Office Suite products including Word, Excel, MS project, and OneNote
- Proficiency in Procore, estimating and take-off software (e.g., Timberline, Sage Estimating, PlanSwift, etc.), and Blue Beam
- Strong understanding of value engineering and alternative construction methods.
- Strong presentation skills for leading project kickoff and bid meetings.
- Must possess and maintain a valid state driver’s license.
