Homeowners Association is Hiring a Maintenance Supervisor (Hourly) Near South Lake Tahoe, CA

Maintenance Supervisor

· Full-time Hourly position with Health, Dental, Vision and Retirement Plan.

· Maintenance Supervisor position reports to and receives all direction from the Maintenance Manager.

Job Summary

Manage and coordinate the maintenance staff along with the grounds, buildings, vehicles and amenities in the Homeowners Association complex in accordance with their Policies, and Procedures

Job Scope and Job Description

· Plan, evaluate and control the maintenance and repair of all Homeowners Association common areas, buildings and recreational facilities and commercial rental property

· Plan and coordinate all BMPs and fire safe projects.

· Provide yearly maintenance report to state lands on projects.

· Work with TRPA when necessary

· Provide for the training of all maintenance employees for the duties which they are assigned.

· Provide monthly reports to Maintenance Manager

· Coordinate the duties and responsibilities of the full-time, part-time, and seasonal per diem maintenance employees in accordance with the Personnel Policies

· Work closely with the Maintenance Manager to fulfill long term goals and obligations including budgeting.

· Recommend long term maintenance improvements that will maximize property values and foster pride and participation in the complex

· Plan, evaluate and control the maintenance and repair of all Homeowners Association common areas, buildings and recreational facilities and commercial rental property.

· Plan and coordinate all BMPs and fire safe projects.

· Provide yearly maintenance report to state lands on project.

· Provide janitorial and cleaning services for Homeowner Association common areas, bathroom and changing rooms.

· Work with TRPA when necessary

· Provide for the training of all maintenance employees for the duties which they are assigned.

· Provide monthly reports to Maintenance Manager

· Maintenance of storm drainage systems

· Undertake and manage snow removal operations including plowing, snow blowing and sanding streets and parking areas as required.

· Undertake and manage garbage removal operations weekly and upon request.

· Maintenance of association vehicles including minor repairs, preventative maintenance, and coordination major repairs with outside mechanics

· In the Maintenance Managers absence; hire temporary personnel, evaluate, discipline and commend the job performance of all maintenance staff

· Maintain neat and orderly appearance of the association facilities and streets

· Perform minor street maintenance and line striping.

· Maintain an inventory of tools and repair and maintain supplies.

· Approve maintenance staff timecards.

· Provide work schedules for Maintenance Managers approval.

Requirements

· Have and maintain a clean, current state issued driver’s license (Class B preferred)

· CPO certification for pool & spa

· Adhere to Homeowners Association safety guidelines.

· Adhere to Homeowners Association uniform policy along with work and break schedules.

· Ability to walk, stand, navigate stairs, and climb a ladder (32 ft. maximum)

· Ability to bend at waist and knees as well as lift and move items (50 pound maximum)

· Ability to work in a year-round outdoor environment.

· Ability to work with people effectively as well as understand and execute instructions

· Communicates well in an English-speaking environment.

· Must be available to work weekdays, weekends and holidays, and nights, as necessary.

· Must be friendly, reliable and work well in a group / team environment.

EXPERIENCE & SKILLS

· Previous Maintenance Supervisor experience preferred.

· Multitask

· Ability to operate company vehicles and equipment.

· Ability to work with power tools.

· Snow removal Experience

· Auto and Truck Repair Experience

· Computer knowledge

· Leadership

· Customer Service
