Job Title: Project Manager, Property Management
Reports To: Group Manager
Summary of Job Description:
The Project Manager will direct project management services on behalf of the owner of buildings under JLL Property Management in the Seattle area. This role will report to the Group Manager on this account and will be responsible for oversight and execution of projects in the owner's portfolio such as restroom renovations, retail tenant build-outs, lobby facelifts, major repair and maintenance projects.
Primary Responsibilities:
Assist in, recommend, or may be responsible for project decisions and scheduling based upon owner's objectives which may include, but is not limited to: site improvements, entitlements, permits, consultant selection, design team management, schedule creation and management, contractor selection and management, financial management including cash flows, anticipated cost reports and monthly reports.
Oversee project implementation and execution through completion of construction, including programming, design, entitlements, bidding, permitting, construction and closeout.
Ability to oversee capital improvement/asset preservation programs with design and construction processes at multiple sites through local resources, with minimal oversight.
Develop project budgets including hard and soft cost
Manage project budgets for subject properties and maintain monthly forecasts and cash flow analysis.
Seek VE (value engineering) opportunities while maintaining the integrity of the project.
Track budget and schedule to ensure that spend remains within budget, and delivery of projects occur on time.
Gather all documentation during and at the conclusion of the project, including drawings, permits, lien releases, warranties, and invoices in client-accepted formats.
Assemble and manage required teams of consultants and contractors. Negotiate contracts with each team member, interface with architects, client staff, property team and vendors.
Develop and maintain client, consultant/vendor/contractor, and JLL relationships. Evaluate performance of consultants/vendors/contractors. Assist in or manage conflict resolution as needed.
Provide appropriate level of on-site supervision to ensure project performance criteria are being met.
Ability to operate independently on activities relevant to project.
Identify and address areas of concern regarding potential liabilities and risk (fee, our reputation, errors and omissions, etc.)
Assist account leadership in the establishment and refinement of best practices of standards of excellence.
As requested, participate in client meetings or business development presentations to help demonstrate our capabilities and/or report on current and upcoming projects. Maintain a working knowledge of JLL's available product and service offerings.
Ensure that all accounts receivable and accounts payable are maintained with accuracy and at a level not to exceed budgets.
Position may require travel.
Any and all other duties and tasks assigned.
Skills/Qualifications:
Associate or Bachelor's Degree Required. Architecture, engineering or construction management degree a plus
Min three (3) years construction project management experience.
Strong interpersonal skills with the ability to communicate clearly and interact with executive level internal and external clients.
Organized with the ability to prioritize and manage differing needs of the business.
Detail-oriented with a high-degree of accuracy in tracking and reporting on projects.
Ability to multi-task. Ability to work with a team or independently.
Proficient knowledge of Microsoft Office Suite with particular comfort in Excel. Capable of learning new programs and technology.
Assumes responsibility of assignments and continues to aggressively improve skill base.
