What are the responsibilities and job description for the Property Maintenance Technician position at Joiner and Associates REALTORS, Inc.?
Joiner and Associates was established in 1993 and is a growing property management company, with a secondary focus on real estate sales. We are looking for in-house maintenance tech to join our team. ** We are currently looking for candidates who have plumbing and/or appliance repair experience**
The maintenance tech will handle various tasks related to residential property management, including:
- water heater replacements (NON-NEGOTIABLE, MUST HAVE EXPERIENCE)
- appliance repairs and refurbishing (Experience strongly preferred)
- project management
- remodeling experience
- home repairs, such as light plumbing/electrical/HVAC/carpentry/painting/drywall
- replacing air filters
- clean ups around dumpsters at properties
- gutter cleaning
- key and hardware changes
- replace fill valves and flappers
- delivering and installing appliances, including dishwashers and over the stove microwaves
- light remediation for plumbing back ups or mildew issues
- minor landscaping projects
- installing and removing window AC units
- eviction move-outs
- property inspections
- pressure washing
- installing blinds
- checking on condition of crawlspaces and attics
- light and plumbing fixture installations
- organizing regular service on our company vehicles
- washing and organizing/cleaning our company vehicles
- inventory systems and management of office tools and other assets
IDEALLY, THE MAINTENANCE TECH WOULD BE ABLE TO HANDLE BASIC AFTER HOURS EMERGENCY REPAIRS. After-hours work would include additional compensation.
The maintenance tech should be trustworthy, have excellent communication skills, present themself in a professional manor, friendly, work well independently, highly organized, able to multitask, prioritize effectively, reliable, punctual, and work well in a fast paced work environment.
