Kettler Enterprises, Inc is Hiring a Construction Manager Near Carolina, NC

Overview

The Construction Manager will be responsible for pre-construction and owner representation for construction of large-scale multifamily and mixed-use developments from project inception through project close out. The selected candidate will be part of a Raleigh-based team responsible for Kettler’s growth in our North and South Carolina market which currently includes existing multifamily properties and developments. Part of the role will include evaluation of additional development and acquisition opportunities to grow the company portfolio.

Responsibilities

Responsibilities include, but are not limited to: 

  • Effectively support Development Team with preconstruction activities including design development, budget pricing, value engineering, contracts, construction reports, utility coordination and permitting
  • Develop and maintain relationships with General Contractors and Subcontractors active in the multi-family market
  • Maintain cost modification logs and provide updates on cost or schedule exposures
  • Attend on-site OAC meetings and other project specific meetings with consultants, contractor, and subcontractors
  • Approve and process the monthly draw with interaction with bank personnel, internal accounting as well and conduct field bank inspector walks
  • Maintain / evaluate contractor CPM schedule and progress
  • Maintain a field presence, effectively addressing RFIs, submittals and site issues
  • Organize project records including subcontracts, RFIs, submittals, change orders, permit revisions, monthly reports, and construction documents issuance
  • Perform box pre-walks with development and architects for all units implementing determined standards for implementation into the units
  • Oversee ADA consultants for compliance at units, common areas and adjacent site areas
  • Coordinate with envelope consultants for compliance to best practice field installations practices
  • Ensure all owner permits, bonds and other jurisdictional items are in effect and compliance with permit conditions
  • Assist project team with jurisdiction issues as it relates to waivers, proffers or areas that require interpretations
  • Coordinate with development team and GCs on compliance with all zoning requirements associated with certificates of occupancy
  • Establish/maintain positive relationships with owners, inspection authorities, and other parties, as required
  • Manage and oversee Warranty and Existing Project Closeout/Bond Release for assigned projects
  • Support Asset Management and act as liaison between Development and Property Management for post-completion issue resolution reporting on assigned projects

Qualifications

  • Bachelor's Degree is required
  • A minimum of 5 years multifamily construction management or related experience with large-scale multifamily, mixed-use and or infill development
  • Proficiency in Microsoft Office, Microsoft Excel, Microsoft Project, and Adobe Acrobat
  • Proficiency in industry-specific programs – Bluebeam, Procore, etc.
  • Ability to organize and run both in-person and virtual meetings
  • Florida multi-family construction related experience, preferably in the Tampa metro area
  • Comprehensive knowledge of construction, permitting, general contractor practices and processes
  • Ability to manage budgets and costs effectively
  • Strong organizational and detail-oriented skills are preferred
