We currently have an exciting opportunity for an Assistant Property Manager to join our team in Indianapolis, IN Corporate Headquarters. This position will support the Property Manager(s) for the operating performance of a regional retail real estate portfolio, developing strategies to maximize the value of each property through revenue enhancements, expense reductions, leasing strategies, as well as redevelopment and/or repositioning strategies. Additional responsibilities include, but are not limited to the following:
- Participate in day-to-day property management functions through internal or external property management /maintenance resources.
- Assist in preparing annual operating (OPEX) and capital expenditure (CAPEX) budgets for each property.
- Act as a liaison with leasing department on property level leasing matters, providing support as necessary to accomplish annual leasing goals at the property.
- Assist in the development and execution of annual business plans for each property.
- Recognize and manage each property’s ability to meet or exceed property branding standard, appearance, cleanliness, signage, etc.
- Understanding of tenant financials and key business decision making to improve the portfolio.
- Assist property manager in their role as primary risk manager at the property level, interfacing with necessary internal employees and legal and insurance carriers to monitor and reduce all risks.
- Stay abreast of real estate trends within the real estate industry, as well as the retailer world, the investment climate, and issues impacting retailers.
- Assist property manager with all activities occurring within property including tenant construction, redevelopment projects, marketing events, specialty leasing, security, and anything that impacts the best-in-class operation of property.
- Communicate and interface with various employees, vendors, or tenants on behalf of the property manager.
Qualifications
- Recent college graduate. Bachelors Degree in real estate, finance, accounting, business, etc. Previous experience desired (applicable internships will be considered).
- Strong verbal and written communication skills.
- Experience or ability to learn creating budgets, preparing management reports, reviewing and explaining documents such as lease terms, CAM reconciliations, insurance requirements, and other commonly used documents in commercial real estate industry.
- Proficient in Microsoft Suite to include Word, Excel, Outlook, and PowerPoint and/or Mac OS.
- Ability to learn and be proficient in MRI and Salesforce
