Job Overview:
We are seeking a reliable and hardworking Property Maintenance Technician to join our team. This associate-level position is responsible for performing general maintenance and repairs throughout the property, ensuring that the complex remains in optimal condition for residents and guests. This role will involve routine tasks, troubleshooting, and minor repairs in a variety of areas including plumbing, electrical, HVAC, and carpentry.
Key Responsibilities:
- Routine Maintenance & Repairs: Perform basic repairs and maintenance of apartments, common areas, and building systems including plumbing, electrical, HVAC, and appliances.
- Preventive Maintenance: Assist with scheduled inspections and preventive maintenance tasks to ensure systems are working efficiently and to prevent larger issues.
- Resident Requests: Respond to work orders and resident maintenance requests in a timely, courteous, and professional manner.
- General Cleaning: Assist with maintaining cleanliness and tidiness of maintenance areas, equipment, and grounds.
- Grounds Maintenance: Help with landscaping tasks including minor snow removal, lawn care, and trash removal around the property.
- Emergency Repairs: Address emergency maintenance needs as they arise, including power outages, water leaks, and other urgent issues.
- Equipment and Supply Management: Help maintain an organized stock of tools, parts, and materials. Ensure that all equipment is properly maintained and stored.
- Documentation & Reporting: Record maintenance activities, work orders, and repair needs in the appropriate systems or logs.
- Safety Compliance: Adhere to all safety regulations and maintain a safe working environment at all times.
Qualifications:
- Education: High school diploma or equivalent required. Trade certifications or technical training in plumbing, electrical, HVAC, or general maintenance preferred.
- Experience: At least 1-2 years of maintenance experience in a residential or commercial property setting preferred.
- Technical Skills: Basic knowledge of plumbing, electrical systems, HVAC, carpentry, and general maintenance practices.
- Physical Ability: Ability to lift up to [X] pounds, work in confined spaces, and perform tasks that may require standing, bending, or climbing for extended periods of time.
