What you'll bring to the team:

The Facilities Supervisor is responsible for, but not limited to, supervising day-to-day maintenance of all facilities operations including mechanical, electrical, HVAC, painting, carpentry and equipment maintenance etc. This position is classified as a working supervisor position but will also require time in the office performing administrative duties on the computer. Responsibilities also include the coordination of other trades and training and onboarding department MCs. Assists in the development of preventive maintenance programs, utilizes work order management software, and coordinates repair work with external contractors and vendors. Works with multiple departments across the resort to ensure the repair needs of the park are met in a timely manner.

Essential Functions:
Responsibility extends to the safety of guests and MCs, which includes all aspects of ASTM (American Society for Testing and Materials), San Diego County and loss prevention guidelines. Stays informed of governmental, state and local regulations, including OSHA, DOSH, REI, and San Diego County codes.

1. Safety:
Keeps safety as #1 priority. Wears appropriate personal protective equipment (PPE) and follows instructions of handling materials based on their SDS (safety data sheets). Ensures compliance with internal maintenance, safety and security procedures by following established ASTM, San Diego County and loss prevention guidelines.
      • Stays informed of governmental, state and local regulations, including OSHA, ASTM, City of Carlsbad, and San Diego County codes.
      • Follows LEGOLAND California policies and procedures at all times, and ensures that all maintenance MCs follow company policies and procedures at all times.
      • Reading and enforcing the company procedures and safety guidelines to the best of your ability.
2. People Management: Interviews, selects, trains, coaches, assigns and follows up on work order completion, and provides on-going supervision and direction for department employees in accordance with state, federal, and LEGOLAND regulations.
      • Ensures consistent interpretation of company policies and implements corrective actions and disciplinary actions as needed. Has the authority to coach, counsel, discipline, suspend, and terminate employees.
      • Creates and maintains an atmosphere of teamwork within the maintenance division and other departments.
      • Periodically accompanies maintenance technicians during inspections to monitor their methods, procedures and quality of work.

3.Managing External Contractors: Responsible for working with external contractors where scope of work exceeds the team’s abilities. Includes gathering bids, inputting purchase orders, and tracking payments where necessary.

4. Purchasing: Must work with Coupa purchasing systems for inputting and tracking purchase orders and receiving parts and completed services appropriately. Approves and receives orders in Coupa and relevant work order systems.

5. Performance Reviews: Completes and delivers employee performance evaluations to employees in accordance with LEGOLAND California guidelines and format. Tracks progress throughout the year and works with employees to meet goals and objectives.

6. Scheduling: Creates schedules and approves or denies time off requests, ensuring that the needs of all park working shifts—including opening inspections, events, and closing shifts—are met. Will need to work with company’s timekeeping computer systems. Prepares weekly line schedules for maintenance MCS including task specific timelines.

7. Budgeting: Assists Facilities Manager in establishing annual budget and monitor expenditures.

8. Preventative Maintenance: Assists in establishing and executing preventative maintenance programs, including emergency repair strategies.
      • Assists manager in establishing long and short-range maintenance goals.
      • Proactively evaluates department methods and procedures for efficiency and productivity.
      • Assists Facilities Manager, various departments, and contractors with scheduling major maintenance repairs and rehab programs.
      • Tracks equipment and building conditions in order to propose capital expenditure projects.


9. Reactive Maintenance: Works to fulfil company work orders and react to issues that arise during park operations.
  • Prepares and monitors work orders in maintenance management program both on desktop and tablet platforms.
  • Tracks daily radio calls and follows up on completion, passing down information for the next mornings.
  • Works as Facilities daily duty manager, answering radio calls, assigning technicians to address issues, and supporting the general safety of the resort.
  • Demonstrates prompt problem solving skills to help provide temporary fixes when a full repair cannot be made in time for park opening.

10. Equipment and Training: Willing to train and receive training to meets the expectations of the resort.
      • Ensures that all tools, machines, and all other company equipment are in clean and proper working order and that employees are trained for equipment.
      • Attends department training, supplemental courses and seminars, to stay informed of updated technical information and products, management and leadership methods, and company systems.
      • Assists in designing and expanding a comprehensive training system geared to meet company maintenance requirements.
      • Helps ensure employees complete training as assigned by company health and safety and HR.
11. Communications: Supports team and management by ensuring clear communications.
      • Assists in conducting morning staff meetings for the purpose of directing, training and motivating department personnel and ensuring that pass down information is communicated to the team.
      • Provides clear pass down to manager and other supervisors to ensure outstanding issues are dealt with in a timely manner.
      • Works with Microsoft Teams to track weekly and daily to-do lists.


12. Administration:
      • Job will require familiarity with working on computers. Programs may include Microsoft Office Suite, Adobe Acrobat, work order management systems, NetSuite/Coupa purchasing systems, UKG timekeeping systems.
      • Demonstrates strong record keeping for department files.
      • May be required to locate and read construction drawings and provide information to team/contractors.
      • Willing to write SOPs (Standard Operating Procedures), Risk Assessments, Inspection sheets, and other procedures.
      • Create and maintain tracking sheets as needed for departments, audits, and other park needs.
13. Other Requirements:
  • Must have valid driver’s license, safe driving record, and be willing to utilize own vehicle for business purposes within the Resort- to move equipment, parts and transporting to work sites across the Resort.
  • Must be willing to work early morning hours, including weekends to support park operations.
  • May need to work closing shifts.
  • May need to respond to calls outside of work hours.
Qualifications & Experience:
Background and Experience:

8 years experience in facilities maintenance with well-rounded knowledge of all required trades and skills.

Education:

High school diploma or equivalent. Related course work and certifications.

In particular, they must ensure that they follow safe working procedures for all work activities that they undertake and they must not use any tools or equipment for which they have not been trained. Where incidents do occur, they must ensure that they are reported to their line manager and must cooperate with any investigation as appropriate.

Personal Protective Equipment:
Steel toed boots(Annual Company stipend), and as directed by Senior Leadership and Management.
