Job Description Senior Construction Project Manager
BlackRock Construction is seeking an experienced and highly skilled Senior Construction Project Manager to lead and manage large-scale, complex construction projects. This role requires expertise across all aspects of general construction, including site preparation, building structure, systems installation, and finishing work. The senior Project Manager will have the authority to drive successful project results, moving our projects from preconstruction through final closeout in the safest manner possible while maintaining the highest quality standards. The ideal applicant will be highly organized, proactive and able to ensure high quality standards are met.
Responsibilities and duties :
- Provide daily project leadership to ensure client satisfaction and adherence to quality and safety standards. Ensure all safety compliance and quality programs are being executed on the project site.
- Actively participate in bidding and pre-construction services.
- Represent the company as the clients primary contact. Openly and confidently communicate with all other parties involved with the project, establishing trust and rapport with owners, architects, engineers, and subcontractors.
- Maintain strict control over the budget and keep project on schedule, ensuring ongoing profitability.
- Obtain the appropriate permits and licenses from authorities for construction sites
- Oversee project close-out processes, including preparing punch lists, securing sign-offs, filing permits, and assisting with final billing
- Collaborate closely with the Superintendent on all field-related matters, conducting site visits to monitor project progress, coordinating subcontractors, and ensuring high safety and quality standards.
- Ensure continuous availability of supplies and equipment
- Prepare subcontracts scopes, contracts and purchase orders and approve subcontractor invoices and change-order requests. Negotiate contract changes with the client. Complete close-out requirements for projects and ensure compliance with payment terms.
- Skilled in mentoring teams, including Project Managers, Project Engineers and Project Assistants, by actively contributing to and ensuring their ongoing career growth and development.
- Provide support and mentoring to co-workers and customers.
- Responsible for the review and processing of submittals on a regular timely basis.
- Adhere to levels of authorization for approval of subcontractor change orders, owner change orders, and subcontracts / purchase orders, as approved by senior management.
- Maintain document control procedures, ensuring organization of contract documents on RFIs, submittals, Owner-Architect-Contractor meetings.
