Responsibilities
Resident Relations:
- Establish and maintain positive relationships with residents, addressing their concerns, inquiries, and requests promptly and professionally.
- Implement strategies to ensure resident retention and satisfaction, such as organizing events, fostering a sense of community, and addressing tenant needs.
- Rent Collection and Financial Management
- Manage day-to day operations focusing on occupancy, collections, and budgets.
- Assist residents in understanding their rental obligations and offer support for financial management.
- Monitor and manage the property's budget, ensuring expenses are within approved limits.
- Collaborate with accounting and finance departments to ensure accurate recordkeeping and financial reporting.
- Coordinate and oversee maintenance and repairs, ensuring timely and cost-effective resolution of issues.
- Conduct regular inspections of the property to identify maintenance needs and address them promptly.
- Collaborate with maintenance team, contractors, and vendors to obtain competitive bids and select reliable service providers.
- Maintain comprehensive records of maintenance activities, expenses, and warranties.
- Ensure compliance with all applicable local, state, and federal housing regulations.
- Stay updated on regulatory changes and ensure the property's policies and procedures align with the requirements.
- Assist with the preparation and submission of required reports, documentation, and certifications.
- Coach, lead, and motivate the performance of on-site team.
- Oversee the lease application process, including screening prospective tenants, conducting background checks, and verifying income eligibility,
- Bachelor’s degree in Property Management, Business, Real Estate, or equivalent.
- 4 years of experience in Property Management.
- Familiarity with local, state, and federal regulations, knowledge of fair housing laws, and tenant rights is essential.
- Strong interpersonal and communication skills in order to effectively interact with tenants, staff, and external stakeholders.
- Ability to manage multiple tasks, prioritize responsibilities, and meet deadlines in a fast-paced environment.
- Aptitude for identifying and resolving issues related to tenant concerns, property maintenance, and regulatory compliance.
- Basic knowledge of budgeting, financial reporting, and rent collection procedures.
- Competence in using property management software (Entrata), spreadsheets, and other relevant tools for documentation and reporting.
- Base salary between $65,000 - $75,000 with generous bonus opportunities.
