Overview
What you will be doing:
We are seeking a Multi-Site Service Manager with a "Whatever It Takes" approach to join our team! In this full-time role, you will be responsible for ensuring that the physical aspects of three apartment communities meet both the company standards and applicable laws.
Essential Job Duties:
- On-Call and Maintenance Scheduling: Establish and manage a 24-hour on-call schedule for multiple sites; respond as necessary.
- Adhere to a preventative maintenance schedule for all property equipment and apartment systems across multiple sites.
Maintenance Supervision and Coordination:
- Guide workers in painting, structural repairs, and HVAC maintenance across multiple sites.
- Schedule and assist with make-ready maintenance of vacant units.
- Oversee ground maintenance activities and general cleaning, inspecting and monitoring progress across multiple sites.
- Manage inventory of maintenance materials, tools, and supplies across multiple sites.
Coordination with Property Managers and Staff:
- Coordinate and review work orders; inspect completed work for conformance to standards.
- Plan daily site patrols for trash and disabled cars; report any dubious activities and ensure security measures are always adhered to.
- Employee Management and Development: Manage and inspire staff, resolve work problems, and provide on-the-job training for new maintenance staff across multiple sites.
Maintenance Operations Support:
- Provide strategic guidance and support to maintenance teams.
- Implement standardized maintenance procedures, policies, and guidelines.
Vendor & Budget Management:
- Establish and maintain relationships with vendors, contractors, and suppliers.
- Manage the maintenance budget, identify cost-saving opportunities, and ensure timely payment of maintenance-related invoices.
Compliance: Follow company policies and procedures to maintain high standards of operational excellence. Adhere to all federal, state, and company housing policies.
What we’ll expect from you:
- Must have a Valid drivers’ license, good driving record, personal vehicle and auto insurance
- Live within a 30-minute commute of the properties
- Have an HVAC/EPA/CFC Certification would be a plus
- Stellar Communication and Customer Service skills
- 2 or more years managerial experience at an apartment community (or similar)
- High school diploma or general education degree (GED); and
- Be able to pass a criminal background check and drug screen.

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
