Assistant General Manager
The Assistant General Manager, working under the supervision of the General Manager, is entrusted with overseeing the daily operations and financial functions of the community.
You will assume a critical role in rent delinquency and collection to optimize the property's financial health. In the absence of the General Manager, you will manage all operational phases, including personnel, leasing, maintenance, financial, administration, and risk management, serving as an onsite leader to ensure compliance with company policies, safety regulations, fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Financial Management:
- Accurately and efficiently post all payments and income received from applicants, current residents, and non-current residents.
- Process and reconcile daily account receivables, monitoring and following up on bad debt, including late notices, resident and guarantor contact, and eviction filings.
- Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non-current resident accounts, including bill back of utilities where applicable.
- Execute end-of-the-month closing procedures and reporting, maintaining accurate and organized records by auditing resident files.
- Walk units and post all move-out charges, statements, and security deposit refunds.
Personnel Management:
- Utilize consistent techniques and company directives to screen, hire, train, coach, and develop onsite staff.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Foster harmony and quality job performance among staff through supportive and effective leadership.
- Ensure staff compliance and consistency with Company policies and procedures.
Strategic Leasing Management:
- Ensure staff leasing techniques are effective in securing closures, meeting follow-up procedures, completing lease signings/documentation, and maintaining accurate and up-to-date reporting systems.
- Implement marketing strategies and systems outlined in the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure resident satisfaction.
- Develop and implement resident retention programs such as resident functions, special promotions, and monthly newsletters.
- Proficiently showcase properties, facilitate leasing processes, and oversee move-ins for prospective residents.
Administrative Management:
- Manage excellent customer service and monitor staff performance to provide the same standard
- Maintain property appearance and ensure timely completion of repairs through regular property inspections and tours.
- Assist in supervising all business functions related to operations.
- Strategically plan and utilize property resources, equipment, and supplies economically, including obtaining bids/pricing from vendors and dealing with inadequate service.
Qualifications:
- Minimum of 3-5 years of experience in property management.
- Strong leadership and organizational skills.
- Excellent communication and interpersonal skills.
- Proficiency in property management software.
- Knowledge of local real estate laws and regulations.
