Position Summary
The Senior Development Manager will oversee the development process of their project from property acquisition through the commencement of construction. The ideal candidate will have substantial experience in condominium projects, including branded residences, and an understanding of the Miami, FL, real estate market and entitlement process. This role demands expertise in managing complex development projects, strong leadership skills, and the ability to drive results in meeting schedule deadlines while still prioritizing the project’s goals and objectives.
Key Responsibilities
1. Project Planning/Programming and Concept Development
a. Work alongside Managing Director to:
i. RFP, interview, and recommend the final selection of all design professionals and engineers needed for the successful delivery of the multiple phases of design, entitlements, permitting and construction.
ii. Manage the brand selection process.
iii. Negotiate design professional agreements.
iv. Establish final development schedule.
v. Establish final development budget and forecasting.
vi. Provide recommendations of optimal space programming for the project .
vii. RFP, interview, and make recommendations of marketing firm.
viii. RFP, interview and make recommendations on brokerage firm.
ix. Manage condominium document filing process.
2. Design Management
a. Manage design teams, including architects, engineers, and interior designers, ensuring adherence to project goals and timelines.
b. Ensure that the design collateral needed by the acquisitions team for preparing packages for capital raising efforts are prioritized and delivered on time.
c. Oversee the development of schematic designs, design development, and construction documents.
d. Ensure design meets branding, market, and operational requirements & standards.
e. Coordinate with consultants to integrate sustainability and energy efficiency strategies.
3. Entitlements and Approvals
a. Manage the delivery of entitlement design package for the timely submission of entitlements packages to the appropriate AHJ. Track the review process and work with land use counsel to ensure that responses and resubmittals are done as expeditiously as possible.
b. Manage civil team to ensure that all civil related permits are being submitted and processed on schedule.
c. If elected, manage the private provider review process and affidavit issuance for AHJ submittal.
d. Manage permit approval process for a phased permit approach.
4. Financial and Budget Oversight
a. Manage the project’s development budgets, ensuring performance aligns with final budget.
b. Work closely with the acquisitions team to update financial projections for partners and lenders as the program evolves.
c. Tracking committed costs through monthly requisition billing process.
d. Oversee administration of equity and debt capital draws from investment partners and lenders
e. Provide regular financial updates and variance reports.
5. Coordination and Communication
a. Serve as the primary point of contact for the executive leadership team.
b. Take part in regular project status meetings and prepare updates memo.
c. Foster strong relationships with the branding partner’s technical services team to ensure the coordination of brand requirements are being implemented.
d. Serve as primary point of contact for our financial partners.
6. Pre-Construction and Procurement
a. Collaborate with the construction team to transition from development and pre-construction to construction phases.
b. Remain as a resource when needed for the RFI and submittal management with the design teams.
Qualifications
§ Bachelor’s degree in real estate development, architecture, urban planning, or a related field.
§ Minimum of 8-10 years of experience managing condominium projects.
§ Proven experience with branded residential developments is strongly preferred.
§ Deep knowledge of the Miami, FL real estate market, including zoning, permitting, and local regulations.
§ Exceptional project management skills, with the ability to handle multiple high-profile projects simultaneously.
§ Strong financial understanding, including experience with project budgeting
§ Excellent communication and negotiation skills
§ Proficiency in project management tools and software (e.g. MS Office, Project, Smartsheet, Yardi, or similar).
