Job Summary:
The Maintenance Technician is responsible for performing a variety of tasks to maintain and improve the physical condition of the apartment community. This role requires a hands-on, detail-oriented professional with a commitment to delivering outstanding service to residents and ensuring the community operates efficiently.
Key Responsibilities:
- General Maintenance:
- Perform routine and preventative maintenance on HVAC systems, plumbing, electrical, appliances, and building structures.
- Diagnose and resolve maintenance issues efficiently to minimize downtime.
- Unit Turnovers:
- Prepare apartments for new residents, including painting, repairs, and cleaning.
- Ensure all units meet company standards before move-in.
- Work Orders:
- Respond promptly to service requests from residents.
- Accurately document completed repairs and communicate updates to management.
- Property Maintenance:
- Maintain the exterior and interior common areas, ensuring cleanliness and safety.
- Address groundskeeping needs, such as trash removal, snow removal, and landscaping upkeep.
- Safety & Compliance:
- Follow all safety protocols and maintain compliance with local building codes and regulations.
- Report safety hazards, property damage, or needed repairs to management.
- On-Call Duties:
- Participate in an on-call rotation to address after-hours emergencies.
Qualifications:
- High school diploma or equivalent; technical training or certification is a plus.
- Minimum of 2 years of experience in property maintenance or a related field.
- Proficiency in one or more trades: plumbing, electrical, HVAC, carpentry, or appliance repair.
- Strong problem-solving skills and the ability to prioritize tasks.
- Excellent customer service and communication skills.
- Valid driver’s license and reliable transportation.
- Ability to lift up to 50 pounds and work in various weather conditions.
Certifications (Preferred but Not Required):
- EPA Universal Certification for HVAC
- CPO (Certified Pool Operator)
