Superintendent - Live In - Riverbrook Walk

We are currently seeking a dedicated and experienced Live-In Superintendent to join our team at Riverbrook Walk in South Bound Brook, NJ.

Position Overview:

The Live-In Superintendent will be responsible for the overall maintenance and day-to-day operations of the River Brook Walk community. This role requires the superintendent to reside on-site, providing immediate response to emergencies and maintenance issues, ensuring the property is consistently maintained to high standards.

Key Responsibilities:

• Reside on-site to provide immediate response to emergencies and maintenance issues.
• Perform routine inspections of the property to identify maintenance needs and safety concerns.
• Conduct preventive maintenance and repairs on building systems, including HVAC, plumbing, electrical, and general repairs.
• Manage work orders and ensure timely and efficient completion of maintenance requests.
• Oversee and coordinate the work of maintenance staff and outside contractors.
• Maintain accurate records of maintenance activities, supplies, and equipment.
• Ensure the property is clean, well-maintained, and visually appealing.
• Respond to resident inquiries and concerns in a professional and timely manner.
• Implement and adhere to safety regulations and company policies.
• Assist with snow removal, landscaping, and other seasonal maintenance tasks.
• Participate in budget preparation and monitor maintenance expenditures.
• Utilize Yardi to process work orders.

Qualifications:

• High school diploma or equivalent; technical or vocational training preferred.
• Minimum of 3-5 years of experience in building maintenance or facilities management, with a preference for residential property experience.
• Strong knowledge of building systems, including HVAC, electrical, plumbing, and carpentry.
• Excellent problem-solving skills and attention to detail.
• Ability to prioritize and manage multiple tasks effectively.
• Strong communication and interpersonal skills.
• Proficiency in using Yardi; preferred.
• Valid driver's license and reliable transportation.
• Ability to lift heavy objects and work in various weather conditions.
• Flexibility to respond to after-hours emergencies.
