MEP/Project Superintendent:
The Project
Sanctuary at Cross Keys (“Sanctuary”) will be a 331-unit multifamily project in the iconic Village of Cross Keys community which will set the standard for luxury multifamily living in the Roland Park neighborhood of Baltimore. The Village of Cross Keys is currently undergoing a significant revitalization which will once again make it the destination for high-end retail and residential in North Baltimore City. Sanctuary is a marquee component of the Cross Keys renaissance, while the retail component is marked by high-end tenants such as Nine Tailed Fox by Atlas Restaurant Group, Cece’s Roland Park, Kneads Bakeshop, and many others. Sanctuary will have 5 stories of Type 3A wood frame construction over a 2-story concrete and steel podium, 413 structured parking spaces, and a resort-level suite of amenities, services, and unit finishes.
The Company:
Questar Properties (“QPI”) develops luxury multi-family and mixed-use properties in the Mid-Atlantic region and has developed and built over 13,000 homes and apartments in the State of Maryland. QPI’s most recent development was 414 Light Street, a 44-story ultra-luxury multifamily project in downtown Baltimore, consisting of 394 luxury apartments and first floor retail. QPI and its affiliates, Questar Builders, Inc. (“QBI”) and Questar Management LLC, perform development, construction management/general contracting and property management services, respectively for the ownership entities. QBI will be the general contractor for Sanctuary and the employer for this position. In 2025, QPI expects to start construction on two new multifamily/mixed-use communities totaling approximately 700 luxury apartments. Additional development opportunities are also currently in the pre-development pipeline.

Primary Responsibilities:
· Fully responsible for mechanical, electrical, plumbing, elevators, fire sprinkler systems, and fire alarm systems to ensure the scope of work is per the plans, specifications and City approved permits
· Work with lead superintendent and other project superintendent to ensure project follows approved plans and specifications
· Review and provide feedback to project management team on subcontractor billing percentage and WIP for MEP subcontractors
· Fill in and work with other superintendents as may be needed
· Create and manage Subcontractor punch lists and ensure they are completed on a timely basis
· Proficiency with Procore project management software
· Coordinate with the QPI management team to create punch lists and ensure the lists are completed on time
· Manage FHA and ADA compliance and check to make sure all dimensional requirements are achieved
· Walk with City inspectors and third-party inspectors for required inspections
· Must be OSHA 30 certified
· Have projects which have achieved at least LEED Gold certification
· Manage project site for safety and housekeeping

Pay: $125,000.00 - $150,000.00 per year
