General Overview:
The Senior Estimator plays a pivotal role in the construction process by accurately assessing project costs and providing essential financial insights to guide decision-making. This role involves analyzing project specifications, blueprints, and other documentation to develop comprehensive cost estimates. The Senior Estimator collaborates closely with project managers, business development and preconstruction team members, trade partners, and vendors to ensure accurate cost projections and competitive bidding and takes responsibility for the entire estimating process of all assigned projects.
The Senior Estimator position is the fourth level in the Estimating career series.
Description of Duties:
- Completes the entire estimating process for all assigned projects and manages and leads projects of differing complexity through all stages of estimating.
- Participates in Owner’s Meetings as needed.
- Perform conceptual cost estimates early in project engagement.
- Review construction project plans, requirements, drawings, and specifications to understand project requirements.
- Analyze and interpret project scope and materials required to develop detailed cost estimates.
- Prepare detailed quantity take-offs and cost estimates through all stages of design.
- Manage drawing distribution to prospective supplier/subcontractors to obtain bids.
- Utilize cost estimation software and databases to calculate material, labor, and equipment costs.
- Collaborate with project teams to identify potential cost-saving opportunities and value engineering solutions.
- Reviews design documents for level of completion, assembles comments and requests for additional information.
- Attends Prebid job walks and evaluates site conditions to gather relevant information for accurate cost estimation.
- Develops scopes of work to be used during estimating and construction process.
- Leads Value Engineering, alternate construction methods, and special studies as required.
- Solicit subcontractor and vendor bids, and analyze sub bids for completeness of scope and pricing.
- Help identify opportunities to deliver better value to our clients. Work with Quiring’s project team members and subcontractors to determine what systems, materials, techniques, or products will provide the best value to the client.
- Manage the bid process including document control and solicitation of subcontractor bids.
- Communicate with architects, consultants, clients, and subcontractors to clarify scope of work, materials, and schedule requirements.
- Be able to provide conceptual estimating by developing budgets that provide comprehensive information about the scope of work and assumptions used suitable for review by the client.
- Prepare bid instructions, bid forms, and other documents as needed for the bidding or budgeting process.
- Assist in building and maintaining Quiring’s subcontractor database.
- Perform cost comparisons and analysis as needed.
- Assist in building and maintaining Quiring’s cost database for use in future conceptual estimates and budgets.
- Prepare written proposals that clearly outline the work being proposed as well as all assumptions and clarifications.
- Prepare preliminary construction schedules.
- Meet all deadlines in a timely manner.
- Assist in ongoing development of estimating processes and procedures to ensure a best-in-class estimating department.
- Evaluate subcontractor bid proposals and assist in bid leveling. Identify and input new or revised data into estimating databases.
- Maintain accurate records of cost estimates, contracts, and project documentation.
- Reconcile supplier/subcontractor pricing information with historical data.
- Participate in project handoff meetings to relay project knowledge to the construction team.
- Build and maintain relationships with qualified, reputable subcontractors, vendors, and suppliers.
- Present estimates and participate in bid reviews with Director of Estimating and other management to ensure accuracy and completeness.
- Assist in directing and mentoring estimating staff to ensure individual development and Quiring standards are met.
- Work as part of the estimating team to provide support in whatever capacity possible to meet the goals and needs of the company and our clients.
- Stay updated on industry trends, regulations, and best practices in construction cost estimation.
- Understand the supplier/subcontractor market in each project location.
- Supports assembly of GMP documents and assists operations team during the subcontractor buyout process.
- Promote goodwill between Quiring and its suppliers/trade partners.
- Build and maintain exceptional trade partner, client, and team member relationships.
- Attend and participate in training and company meetings as appropriate to facilitate individual and company growth.
- Active participation and execution of Quiring’s Safety Program to maintain a healthy and injury-free work environment.
- Completes other duties as assigned.
