Real Projectives is a national real estate consulting firm that provides tailored advisory and project management services spanning the entire property lifecycle. Clients ranging from small business owners to the largest institutional real estate investment firms trust us to help them acquire, renovate, improve, and develop a variety of property types throughout the United States.
In this role, the candidate will serve as the Owner's Representative for a controlled manufacturing renovation project in San Angelo, Texas. The candidate will implement industry and internal company best practices related to project delivery, budget, schedule, quality, and operations in the controlled manufacturing environment. This position delivers service that is aligned with the Real Projectives core values and standard practices, including promoting lasting client relationships.
RESPONSIBILITIES :
- During the design phase, review & understanding drawings for constructability and value engineering. Knowledge of drawings will be needed for scheduling and planning.
- Participate in GC, OAC & Safety meetings to discuss schedules and coordinate critical tasks for timely completion. Review minutes and keep client duly informed.
- Manage relationships with contractors, subcontractors, and consultants ensuring they adhere to project timelines, budgets, and quality standards.
- Monitor progress of each project against project plan, identify potential risks, and act to resolve issues.
- Review submittals to ensure construction costs align with industry standards.
- Manage intended and unexpected changes and fairly negotiate change orders. Strive to minimize and help to resolve disputes and claims.
- Ensure all construction work is performed in accordance with quality standards and regulatory requirements. Conduct inspections and quality control checks to verify compliance.
- Review and comment on drawings and document deliverables for quality and coordination.
- Navigate, oversee, and advocate through permit processes.
- Determine best project procurement / delivery approach and lead preparation of bid packages.
- Ensuring continuous operation of the plant during construction.
- Oversee & understand civil construction including working in explosive environments.
