What are the responsibilities and job description for the Leasing Manager position at Solhem Companies?
The Leasing Manager is responsible for overseeing day to day leasing performance across assigned assets, working closely with Property Managers and the Leasing Team to ensure high occupancy and maximal revenue. S/he is a master leaser, capable of both short term and long term strategic thinking. S/he supervises the work of new and existing Leasing Specialists and reports to their assigned Property Manager.
Oversees day to day leasing efforts across assigned assets
- Works in tandem with Property Manager to execute a leasing strategy that achieves budgetary goals.
- Performs all tasks associated with to the highest degree, modeling Solhem ethos and demonstrating strong leadership skills.
- Demonstrates fluency in discussing specifications, layouts, and pricing for each stabilized asset.
- Maintains thorough reporting of Solhem leasing performance, sending regular reports to the team at-large.
- Maintains thorough reporting of market comparables, with the ability to recap market conditions when asked.
- Oversees leasing dashboard within Entrata CRM, providing Leasing Team with regular feedback and best practices.
- Assigns tours for leasing specialists if applicable.
- Trains and supervises Leasing Specialists, as needed, per Solhem standards.
- Demonstrates comprehensive understanding of and compliance with federal and local landlord-tenant Fair Housing laws and standards.
- Maintains a flexible can-do attitude that allows for easy pivoting between tasks and buildings at a moment’s notice.
- Assists Property Managers with budget creation at year end, specifically with regard to unit pricing.
- Successfully closes the sale at an elevated rate from Leasing Specialists and Senior Leasing Specialists.
- Provides training to new leasing personnel. Coaches Leasing Specialists on execution of the life cycle of the lead.
Assists with overall leasing/marketing strategy and execution
- Regularly reports big picture concerns, areas for strategic improvement, and any other pertinent feedback to Leadership.
- Monitors all ILS listings and websites for assigned assets, auditing for errors, identifying areas of improvement, and making updates, as needed.
- Demonstrates a design sense in line with the Solhem brand; is able to supervise modeling of vacant units.
- Keeps abreast of trends in multifamily leasing that could affect long term marketing strategy.
- Formulates written responses for all google reviews for approval with building specific manager, confirm resident/prospect was emailed and thanked personally for the review if positive.
- Makes recommendations for the implementation of leasing specials and concessions to help the property achieve occupancy goals.
Assists with on-site management execution
- Ensures non-progressing leads are kept at a minimum/sustainable level weekly.
- Ensures leads are completed in a timely manner at all assigned properties.
- Covers and manages the daily desk coverage and resident concerns (emails, in person, and phone lines) to ensure resident and property needs are met in the absence of the Property Manager.
- Builds and maintains relationships with residents and contributes to planning of resident events to further retention efforts.
- Assists the Property Manager with weekly and monthly leasing and property reports and on Resident Event Yearly/Monthly Calendar.
- Provides administrative and managerial assistance to assigned asset(s) Property Manager(s), as needed.
Qualifications
- High school diploma required; bachelor’s degree in hospitality, property management, or a related field preferred.
- 3 years of direct sales/leasing experience.
- Exceptional interpersonal and communication skills with a customer-focused mindset.
- Strong organizational skills and the ability to handle multiple responsibilities effectively.
- Proficiency in property management software and basic office tools (e.g., Microsoft Office, Google Workspace).
- Availability to work 10am-6pm Tuesday - Saturday.

Pay: $30.00 - $32.00 per hour
