Spring Oak Senior Living is actively seeking a Maintenace Director for our Petersburg, VA location! The Maintenace Director will operate under the direction of the Executive Director. This position requires the Maintenance Director to be on call and responsible for emergency issues.

Schedule: Full Time, Monday-Friday, Weekends as needed

General Duties and Responsibilities include but are not limited to:
-Coordinate and perform the tasks needed to maintain the buildings and grounds in a state of good repair and cleanliness ensuring an attractive appearance.
-Plan and organize the overall operation of housekeeping and maintenance in accordance with all current federal, state and local standards, guidelines and regulations governing the facility.
-Establish and maintain constructive working relationships with co-workers, residents, families and visitors.
-Coordinate and participate in hiring, disciplining, training and evaluation of staff.
-Develop and recommend policies and procedures for the proper maintenance of the buildings, grounds and equipment.
-Maintain property and equipment in a manner that protects the safety and well being of the building, staff, residents and visitors in inclement weather. This includes protecting from floods, ice and snow. (plow, shovel, de-ice etc.)
-Repair equipment or requisition needed services or supplies to maintain facility, staying within the monthly/annual budget.
-Report concerns and notify ED of capital expenses, repairs or services that may go over budget in advance.
-Inspect buildings and grounds weekly and repair items identified as needing repair or replacement promptly.
Job Requirements include and are not limited to:
-This position requires the Maintenance Director to be on call and responsible for emergency issues.
-Must be able to climb, bend, stoop, crawl, or reach above head for extended periods of time.
-Must be able to lift 50 pounds, using proper body mechanics.
-Will be exposed to outside elements such as snow, rain, wind, heat, and cold.
-Must have an understanding and compassion for the aging population.
-Must respect resident's privacy and preferences regarding room arrangement, personal items.
-Must demonstrate overall positive image and attitude.
