PRIMARY RESPONSIBILITIES:

- Supervises property clerks.
- Provide training, guidance, and performance evaluations.
- Prepare and analyze financial statements, including balance sheets, income statements, and cash flow statements for real estate properties.
- Prepare agenda and financials for the annual meetings.
- Attend meetings and record meeting minutes.
- Manage accounts payable and receivable related to real estate distributions.
- Monthly review accounts receivable aging reports and send notifications to tenants with delinquent balances.
- Reconcile property-related accounts and ensure accurate recording of income and expenses.
- Oversee lease accounting, including rent collection and lease management.
- Facilitating property purchases and sales by printing and distributing buy-in checks.
- Prepare yearly true-up for CAM fees.
- Assist in the preparation of annual budgets and financial forecasts for real estate portfolios.
- Monitor budget adherence and provide variance analysis.
- Set up new real estate partnerships.
- Coordinate with property managers to ensure accurate and timely financial reporting for each property.
- Review and approve property management fees and expenses.
- Maintain a master listing of property taxes and ensure accurate payment of all property taxes.
- Ensure compliance with real estate accounting standards and regulations.
- Stay updated on changes in real estate tax laws and accounting principles.
- Support internal and external audits by providing necessary documentation and explanations.
- Develop and maintain internal controls to safeguard financial assets.
- Communicate effectively with clients, vendors, and stakeholders regarding financial matters.
- Address and resolve any financial discrepancies or issues related to real estate transactions.
- Prepare and Distribute Partnership summary letters.
REQUIREMENTS:
EDUCATION:
- Bachelor’s degree in accounting, Finance, or related field (CPA or equivalent certification preferred).
EXPERIENCE:
- Proven experience in accounting, with a focus on real estate accounting preferred.
- Strong understanding of real estate transactions, property management, and financial reporting.
- Proficiency in accounting software, preferably Yardi and Microsoft Office Suite (Excel, Word, Outlook).
- Excellent analytical, problem-solving, and organizational skills.
- Ability to work independently and manage multiple priorities.
- Strong communication and interpersonal skills.
