Job Overview
We are seeking a dynamic and results-driven Regional Director to lead our property operations within a defined portfolio (The Oliver, The Mirage Manchester, The Concord Northside, and Helios). The ideal candidate will have a strong background in multi-site property management, strategic thinking, and the ability to manage multiple projects simultaneously while driving measurable results. This position reports directly to the CEO.
Responsibilities Include:
- Responsible for ensuring properties are maintained at the highest standard; curb appeal, amenity areas, vacant units on the market, and interior and exterior grounds are kept in pristine condition
- Provide guidance and training to the on-site team members on operational tasks such as software navigation, vendor relations, team building, leasing strategies, budget expectations, curb appeal, etc.
- Review/audit property administrative, resident accounting, utility management recapture, and lead management practices to ensure success
- Oversee, on a high level, the resident event agendas to ensure we maintain a social/community culture consistent with our brand
- Resolve all escalated resident concerns/complaints
- Review and approve invoices in Spend Management per the approval structure
- Work with the Property Managers to effectively onboard new hires
- Motivate and inspire team members in recognizing areas of strength and providing constructive feedback and development plans for areas of weakness
- Track property and team member performance through consistent performance evaluations
- Meet occupancy, collection, and retention expectations per budget
- Exceed all income, expense, NOI, and Net Cash expectations per the budget through proactive initiatives and analysis, effective team leadership, collaborations with the corporate support team, and innovative strategies
- Partner closely with the service team to manage items related to service, including contracts, property appearance, preventative maintenance, special projects, and capital projects
- Maintain succession plan and strong candidate pool, proactive recruitment through industry involvement
- Work with the Revenue Manager on pricing strategies to meet or exceed budgeted targets in rent growth/trade-outs, and approve daily pricing recommendations per financial goals
- Promote a culture of teamwork, collaboration, compassion, honesty, and respect to create a sense of community for the team, residents, and company in line with SHM’s core values
- Recruit, hire, train, and mentor individuals for all property-level positions
- Plan team events to promote relationships, teamwork, and a collaborative culture in the region
Qualifications:
- A college degree or commensurate experience in real estate and property management. Industry designations such as CPM are also helpful.
- 7 years of related multi-family experience preferred
- Exceptional knowledge of local real estate markets
- Superior analytical and problem-solving skills, with demonstrated ability to provide creative solutions to real-time challenges
- Creative thinking skills, with a track record of successful innovations
- Proficiency with Microsoft Office
- RealPage experience preferred
- Strong written and verbal communication skills
- Ability to provide clear direction and balance competing priorities
- Deadline oriented, able to manage various stakeholder relationships and communicate effectively with all parties, multi-task, and continually advance the long-term goals of the portfolio
