Steelhead Management is a full-service property management company formed in 2016 to manage multifamily and mixed-use assets owned by the Holladay Corporation and Spy Rock Real Estate Group, both of which are active developers. Steelhead’s team is comprised best-in-class personnel, both at the corporate and site level with a team-first and people-first culture. Steelhead does not manage third-party assets and focuses on NOI and cash flow optimization within a portfolio of owned assets. Steelhead is responsible for managing day-to-day operations for a portfolio of residential, commercial, and mixed-use assets. The property management division manages over 3,000 residential units and 200,000 SF of commercial space in the Richmond, Tidewater, and DC markets. Our goal is to ensure our owners and investors receive the maximum return on investment by the way of increased distributions and asset value.
Job Summary:
We are seeking a highly motivated and enthusiastic individual to serve as Regional Service Manager for a rapidly growing and dynamic property management organization. The Regional Service Manager is responsible for the general maintenance of multiple apartment communities to include performing repairs, troubleshooting, apartment turnover, and performing preventative maintenance. Responsibilities:
- The Regional Service Director oversees all property service operations as detailed below for the assigned portfolio. This position reports directly to the Director of Service Management.
- Responsible for ensuring properties are maintained at the highest standard; curb appeal, amenity areas, vacant units on the market and interior and exterior grounds are kept in pristine condition
- Provide guidance and training to the Service Managers on operational tasks such as software navigations, vendor relations, team building, budget expectations, curb appeal, etc.
- Resolve all escalated residents’ concerns/complaints
- Work with Operations Support Manager to effectively on-board new service team hires
- Motivate and inspire service team members in recognizing areas of strengths and providing
- constructive feedback and development plans for areas of weakness
- Track property and service team member performance through consistent performance
- evaluations
- Exceed all income, expense, NOI and Net Cash expectations per the budget through proactive
- initiatives and analysis, effective team leadership, collaborations with the corporate support
- team and innovative strategies
- Partner closely with regional team to manage items related to service, including, contracts,
- property appearance, preventative maintenance, special projects, capital projects
- Maintain succession plan and strong candidate pool, pro-active recruitment through industry
- involvement
- Promote a culture of teamwork, collaboration, compassion, honesty, and respect to create a
- sense of community for the team, residents, and company in line with SHM core values
- Recruit, hire, train, and mentor individuals for all service level positions
- Affordable only: manage all VHDA/Affordable compliance per the Regulatory Agreement
- Identifies opportunities for improvement and makes constructive suggestions for change
- Service Employee Management at the site level
- Scheduling of Float team member(s) to assist on needed communities
- Comply with all OSHA safety regulations as well as complete weekly safety audits and
- inspections of the site.
- Ensure quality work from service team members and contractors
- Other duties and special projects as assigned
Qualifications:
- Minimum of 7 years’ experience in apartment maintenance including basic electrical & plumbing diagnostics/repair
- Be a team player in an atmosphere of mutual respect.
- Have a positive attitude.
- Enjoy helping and assisting people.
- Have basic tools for the trade.
- Provide a valid driver's license, and have reliable transportation.
- Construction Background/New Build punch preferred
- HVAC certification required (CFC Universal).
