General Role Functions
The Maintenance Technician has the overall responsibility to ensure building and equipment compliance with State and Federal regulations; ensure timely execution of repairs and maintenance; maintain a high standard of building and property appearance / maintenance ; execute a preventative maintenance program focused upon minimization of equipment / building breakdown and repair / replacement expense.
Specific Role Functions
Routine Maintenance
- For each assigned program site, perform daily, weekly and monthly inspections and repairs of property and equipment.
- Report to Operations Manager additional maintenance found at each program site, in addition to the assigned maintenance.
- Coordinate special projects as directed by the Operations Manager.
- Repair holes in walls and replace drywall as required.
- Paint interior and exterior walls, hang pictures; assemble furniture as needed.
- Replace blinds and curtain rods as needed.
- Set-up and install computer cables as needed and install and repair computer outlets.
- Replace ballasts, light switches, light fixtures, and outlets as needed.
- Run new wiring into existing rooms for lighting, repair / replace emergency lighting, troubleshoot fire / dialer panels and electrical shortages as directed by Operations Manager.
- Repair / replace leaky faucets, toilet components including but not limited to flush valves, fill valves, wax rings, shut off, supply lines; clear clogged drains; install and repair exterior sprinkler systems.
- Repair appliances at program jobsite including washers, dryers, refrigerators, microwaves, stoves.
- Perform routine maintenance on all Sunshine vehicles including oil changes, checking fluid levels, replace wiper blades, brakes, and other diagnostics as directed by Operations Manager.
- Responsible for 24-hour emergency maintenance service as scheduled.
- Carry a cell phone as required for on-call maintenance.
- Monitor and maintain all office building systems as assigned.
- Responsible for alerting the Operations Manager of any unusual occurrence and / or damage that have taken place or that may occur.
- Complete accurate missed punch time sheets and submit to supervisor as determined.
- Assure safety standards are used which comply with all company, local, City, State and Federal guidelines.
- Follow established company policies and those outlined during New Employee Training
- This job requires exerting 50 to 100 pounds of force occasionally, and / or 25 to 50 pounds of force frequently, and / or 10 to 20 pounds of force constantly.
- Work within expense limits established.
- Maintain inventory controls for cost effective operations.

Requirements : Qualifications :
Must demonstrate proficiency with most commonly used hand tools and power tools : hammers, screwdrivers, pliers, saws, drill, circular saw, etc. Must follow regulations pertaining to the maintenance of facilities licensed by city, state and federal agencies. Must be able to read, write, and follow written and oral instructions. Must have a minimum of one year work experience in maintenance duties. Must be flexible in hours to facilitate the most reasonable maintenance schedule in order to accomplish the job efficiently and promptly as possible. Must be physically capable of performing job related tasks such as prolonged standing, lifting heavy items, going up and down a ladder, scraping of floors, etc. Must have a valid Arizona driver’s license and transportation. Must have a level one fingerprint clearance as required by the Arizona Department of Economic Security and a physical examination prior to employment. Must meet all agency’s contractor and licensing agent requirements for agency personnel. Must be able to work in a culturally diverse environment.
Continued employment contingent upon satisfactory supervisor’s evaluation, meeting continuing education requirements, and maintaining a satisfactory driving record.
