Job Summary
Kingston Trilogy is pleased to announce an opening for a Maintenance Specialist on our team. T & T Human Services owns and operates 8 different home pluses and residential units in the Wichita area. We are committed to providing quality and compliant space for our residents and tenants.
Job requirements:
Preventative Duties
- Conducting routine inspections of premises
- Performing preventative maintenance (air filters, winterizing, loose step, etc.)
- Pest control- Spray properties every other month and come up with a control campaign as needed
Repairs and Apartment Duties
- Handling basic repairs and maintenance (hole in wall, door lock not working, etc.)
- Overseeing contractors when professional repairs are necessary
- Report to Office Manager for maintenance issues needing professional repair
- Notice Delivery- Post notices on doors of apartments as needed
- Clean vacant apartments for move ready
Yard Duties
- Lawn Care- Mowing, seeding, and weeding all properties
- Snow/Ice Removal- Remove snow and/or ice from all sidewalks, porches and driveways
- Salting- Salt all properties sidewalks, porches and driveways when concrete is slick
- Trash Removal- Seneca, Morris and Mission - clean yards and stairwells of trash
Emergency Management Duties
- Be on call for maintenance emergencies
Documentation and Organization
- Maintaining a record of performed maintenance tasks and daily logs
- Keeping tools and supplies organized and clean
- Following safety precautions and adhering to the schedule
Miscellaneous
- Communicate effectively with tenants and team members
- Transporting items- Transport needed items from one location to another (bed, furniture, etc.)
- It is expected that employee will conduct himself in a professional; manner at all times
- All other duties as assigned by the employer which is necessary to keep facilities well maintained and in good repair
Schedule:
Monday-Wednesday and Friday 9:00 am- 5:00 pm
Saturday 8:00 am – 12:00 pm
4 hours on call time
Pay: $17.00-$22.00 per hour (based on experience and performance)
Plus $150.00 per pay period for gas and mileage.
Experience:
Maintenance: 1 year (Preferred)
Must have reliable transportation
