What are the responsibilities and job description for the QUALITY CONTROL/WARRANTY MANAGER (Virginia Beach, VA) position at The Breeden Company, Inc.?
I. Purpose of the Job
The Quality Control/Warranty Manager shall be the company’s office and field representative responsible for overseeing the warranties that are submitted on multiple projects, during and after construction and reporting back to the Director of Field Operations. The Quality Control/Warranty Manager shall be able to perform basic task to ensure warranty items and quality of work are completed in a timely and efficient manner.
II. Primary Duties and Responsibilities
The Quality Control/Warranty Manager shall report to the Director of Field Operations and shall be responsible for overseeing/updating the warranty log, communicating with property management, setting up subcontractors to perform warranty work and following up to ensure work was corrected. Along with other issues that arise after construction or during construction.
Specific duties shall include:
- Responsible for managing day-to-day warranty request from projects currently in construction or recently completed, including maintaining the master warranty log, assessing warranty request/determining the subcontractor responsible for correcting/performing the work, assessing the cause of water damage or other critical issues, and interfacing with customers.
- Daily communications of all on site activities, issues, and progress to the Quality Control/Warranty Manager. Document daily work activities via daily reports which are to be completed and emailed to the Quality Control/Warranty Manager by 9:00 am the following day.
- Working with Quality Control/Warranty Manager to ensure warranties are completed efficiently, on time and quality is maintained.
- Notifying the Quality Control/Warranty Manager when critical items are observed or submitted via warranty request: fire, water, mold, and all items that have the potential to cost the company a monetary amount.
- Reviews the contract documents to determine the subcontractor responsible for correcting/performing the work in question.
- Attend weekly project update meetings to coordinate and communicate project status and ensure the warranties, and quality expectations are achieved.
- Be responsible for maintaining and enforcing jobsite safety and security measures while overseeing subcontractors performing warranty work. Communicates with the Safety Director, if necessary, to ensure subcontractors are complying with OSHA requirements. Safety is everyone’s responsibility.
- Ability to recognize and suggest solutions to problems seen while onsite and possess the ability to handle conflict resolution related to warranty activities. Initiate corrective action as warranted to achieve the project expectations and goals.
- Ability to understand RFI’s, Contracts, Project Specifications and Project Drawings.
- Oversee and track the warranty service process during and after project completion.
- Actively share knowledge and lessons learned from project experience.
- Able to address after hour and weekend emergencies if they may arise.
III. Supervisory Responsibilities
Employee will be responsible for directing and managing subcontractors and vendors for warranty items that arise during and after the project is complete (normally per contracts a period of 1-year). Employee shall possess the ability to coordinate/work with the subcontractors and property management to ensure warranty items are closed out and the work done is acceptable to the owner.
IV. Knowledge and Skills
Minimum of 5 years of customer service and construction related experience.- Basic ability to read and understand design documents, blueprints, and Microsoft Project Schedules. Technical training can be provided.
- Basic knowledge of OSHA requirements and be a safety conscious individual.
- Working knowledge of Word, Excel, and Outlook.
- Detail and deadline oriented with the ability to provide an estimated timeline work will take to complete.
- Ability to work independently as well as in a team environment.
- Basic problem-solving skills, organizations skills, and communication skills.
V. Interaction With Other Employees and The Public
Position requires extensive interaction with general contractors, subcontractors, venders, and operations (property management) personnel. Employee must have the ability to both give and receive direction. Employee is a key representative of the company and as such is expected to work well with others and always exhibit a professional and courteous demeanor.
VI. Physical Demands
The majority of the required physical work will be performed on completed projects but could include working on active projects. At times the working conditions may be challenging and involve wide variations in weather and physical environment. The employee may be exposed to wet, cold, hot, and noisy conditions. While performing the duties of this job the employee may be exposed to extensive walking, climbing, sitting, standing, and lifting up to 50 pounds on an occasional basis. Basic carpentry, drywall and maintenance skills are required.
VII. Other
Position requires daily travel to and from project sites/construction office, along with possible overnight stays around Virginia (hotel provided by the company). A valid driver’s license is required. This position requires being able to answer the phone for emergencies during the weekend and possibly during off work hours. Normal hours are from 7am to 3:30pm, however, due to this position those hours are subject to change based off the assigned work (some properties do not open until 9am and work until 5:30pm).
