Minkoff is looking for a Building Engineer who will be responsible for many aspects of the management and operations for part of its portfolio. The qualified candidate will have a great work ethic with the capability to work under minimal supervision, manage a small staff, and complete all projects.
Responsibilities:
- Self-motivated to accomplish work promptly and skillfully without supervision
- Comply with all applicable codes, regulations, governmental agencies and Company directives related to building operations and work safety
- Knowledgeably comprehend and interpret instructions, correspondence and memos and ask clarifying questions to ensure understanding
- Clearly/quickly respond to common inquiries or complaints from tenants and effectively present information back to tenants, co-workers and supervisors
- Review assigned work orders and estimate time and materials to complete repairs
- Oversee work performed by outside contractors
- Respond to emergency calls after hours
- Complete property inspections, equipment PM's, and tenant work orders in a timely fashion
- Read and understand mechanical, electrical, plumbing and structural blueprints; perform light carpentry, furniture assembly and locksmith tasks as needed
- Monitor operations, adjust, and maintain Building Systems including heating and air conditioning equipment, water heaters; pumps, valves, piping and filters
- Upkeep and maintenance of common areas (inside and outside)
Job Requirements:
- High School graduate or G.E.D.
- Valid driver license
- Indoor and outdoor work is normal. Must be able to lift up to 50 pounds
- Lifting, climbing, bending, squatting, kneeling, twisting and carrying are common throughout the workday
- Must have a working knowledge of elevator, electrical, plumbing, building automation, mechanical as well as life safety systems
- Certification in one or more of the following is preferred: electrical, mechanical (CFC included), and process controls
- Have a firm understanding of processes and procedures and how errors in judgment may cause impact to co-workers, tenants, or the buildings
- Must have at least 5 years experience in commercial building maintenance
- Availability to work in and around Montgomery County, Maryland and Fairfax County, Virginia
- Ability to obtain government security clearance (U.S. citizen with a clean record)
