We are seeking a dedicated Maintenance Superintendent to join our team. In this vital role, you will be responsible for overseeing the comprehensive maintenance operations of one or multiple properties, ensuring that they are well-maintained and meet the needs of our residents. Key Responsibilities
- Engage in all maintenance projects, undertaking periodic inspections of units, buildings, and common areas. Provide repair and janitorial assistance as necessary.
- Manage and prioritize work order requests, ensuring timely completion based on maintenance needs.
- Solicit bids for services and coordinate the activities of contractors, including negotiations and scope of work.
- Maintain an inventory of tools, equipment, and supplies, ensuring compliance with budgetary guidelines.
- Keep accurate documentation for all logs, preventive maintenance schedules, warranties, and work orders.
- Execute essential maintenance tasks including light electrical and plumbing repairs, carpentry, painting, and custodial duties.
- Ensure knowledge of all property water and gas cut-offs, and comply with OSHA standards and safety policies.
- Maintain compliance with applicable building codes and conduct scheduled maintenance on equipment as per manufacturer recommendations.
- Provide effective communication with residents, contractors, and the property management team regarding maintenance services.
- Participate in an on-call schedule for emergency maintenance coverage outside regular hours.
- Collaborate with the Community Manager to prepare vacant units for new residents during turnover.
- Execute additional duties as assigned based on operational needs.
- Minimum of 3 years of full-time maintenance experience, preferably in residential property management.
- Proficient in mechanical and trade skills including carpentry, plumbing, and light electrical work.
- Strong communication skills, able to articulate instructions clearly to team members and residents.
- Proven ability to work collaboratively in a demanding environment while maintaining professionalism.
- Strong focus on safety and adherence to OSHA regulations.
- Proficiency in using personal computers for record-keeping and communication purposes.
- High school diploma or equivalent is required; advanced technical training is preferred.
- Current HVAC certification is mandatory, with a Certified Pool Operator (CPO) certification being preferred.
- At least 2 years of supervisory experience is required.
