Job Description for Property Manager

• Property managers oversee the daily activities of one or more rental properties; these are typically mobile home communities.

• Property managers work under a senior manager and are the primary contact with potential tenants. They discuss lease agreements, show units, and host open houses.
• They may review applicants by running background or credit checks and checking references. Once moved in, tenants communicate with property managers regarding paying rent or negotiating leases.
• Property managers work on-site at the property in an office.
• They must keep in touch with tenants to ensure that there are no issues with units, and they keep their supervisors and rental owners up to date with everything happening at the park.

• In some areas, assistant property managers must be certified; some employers may also ask that assistant property managers hold a bachelor’s degree in property management, real estate, business management, or a related field.
• Property managers may be required to take state licensure exams pertaining to real estate law and other fundamentals of property management.

Property Manager Tasks

• Assist the Regional and/or Portfolio Manager with administrative tasks such as preparing the budget, collection, and sending tenant notices.
• Oversee park upkeep, inspecting and maintaining units, public areas, and grounds.
• Manage tenant move-in and move-out processes, handing paperwork, evaluating applicants, and explaining policies.
• Schedule showings of vacant units, advertise vacancies, and conduct tours
