Purpose of position and Duties :

The primary purpose of your position is to plan, organize, develop, and direct the overall operation of the Maintenance & Environmental Departments in accordance with current federal, State, and local standards guidelines, and regulations governing our Facility and as may be directed by the Administrator, to assure that our Facility is maintained in a clean, safe, and comfortable manner.

  • Plan, develop, organize, implement, evaluate, and direct the Maintenance & Environmental Departments, its programs and activities.
  • Develop and maintain written maintenance policies and procedures.
  • Assist the maintenance & environmental service department staff in the development and use of departmental policies, procedures, equipment, supplies, etc.
  • Review the department' s policies, procedure manuals job descriptions, etc., at least annually for revisions and make recommendations to the Administrator.
  • Interpret the department's policies and procedures to employees, residents, visitors, government agencies, etc.
  • Assume the administrative authority, responsibility, and accountability of directing the Maintenance & Environmental Departments.
  • Coordinate maintenance services and activities with other related departments (i.e., Dietary, Nursing, Activities, etc.).
  • Make written oral reports and recommendations to the Administrator, as necessary or required, concerning the operation of the Maintenance & Environmental Departments.
  • Assist in establishing a preventive maintenance program.
  • Submit accident or incident reports to the Human Resources Department within twenty-four (24) hours after their occurrence.
  • Assist the Infection Control Coordinator in identifying, evaluating, and classifying routine and job-related maintenance functions to ensure that tasks involving the potential exposure to blood or body fluids are properly identified and recorded.
  • Inspect storage rooms, workrooms, utility or janitorial closets, etc., for upkeep and supply control.

  • Review and develop a plan of correction for maintenance and environmental deficiencies noted during survey inspections and provide a written copy of such to the Administrator.
  • Keep abreast of economic conditions or situations and recommend to the Administrator adjustments in maintenance services that assure the continued ability to provide a clean, safe and comfortable environment.
  • Perform administrative duties such as completing necessary forms, reports, evaluations, studies, etc., to assure control of equipment and supplies.
  • Ensure that services performed by outside vendors are properly completed or supervised in accordance with contracts or work orders.
  • Delegate a responsible staff member to act in your behalf when you are absent from the Facility.
  • Determine departmental staffing requirements
  • Serve, evaluate and implement recommendations from various committees of the Facility (i.e., Infection Control, Safety, QA, etc) and provide written or oral reports of the housekeeping services and activities as required by the Committee's guidelines or directors.
  • Meet with houskeeping personnell on a regular scheduled basis, and solicit advice from inter-department supervisors concerning the operation of the housekeeping / laundry department; assist in identifying and correcting problem area, and / or the improvement of services.
  • Attend department head meetings, etc., as scheduled or as may be called.
  • Schedule and annouce Maintenance & Environmental meeting times, dates, places, etc.
  • Assist in standardizing the methods in which the Maintenance & Environmental Service tasks will be performed.
  • Review complaints and grievances made or filed by department personnel.
  • Provide complaints and grievance reports to the Administator, as required or as may be necessary.
  • Make daily rounds to assure that environmental services personnel are performing required duties and to assure that appropriate housekeeping procedures are being rendered to meet the needs of the Facility.

Qualifications

Must possess, as a minimum, a high school diploma or GED.

Must have, as a minimum, two (2) years’ experience in a supervisory capacity, in a skilled nursing facility maintenance or related position.

Must be knowledgeable of boilers, compressors, generators etc., as well as various mechanical, electrical and plumbing systems. Must have the ability to read and interpret blueprints.

Must be knowledgeable in building codes and safety regulations
